A reminder of the risks of diggers…
Hecateh replied to Dreadnaught's topic in Project & Site Management
agreed with a big BUT; I'm sure many; if not most; would prefer a sudden death doing something we enjoy. He was 79 and that's great - Wouldn't have been the same if he was 20 or more years younger -
Mine did. And so the standing charge starts too - even though there is nothing connected to it yet.

Trickle Vents........and what defines a room
Hecateh replied to Rob99's topic in Building Regulations
Yeah! lol He has also heard me rant about BB as well. He asked BB for the roof calcs when he came just as BB was finishing the roof. They have never been sent so he offered to chase Billy for them. -
Trickle Vents........and what defines a room
Hecateh replied to Rob99's topic in Building Regulations
My BC has recently been for his next to last visit. The windows have been in on his last 2 visits - he hasn't mentioned trickle vents at all and I don't have them. Not sure if he'll pick it up on his final visit - I suspect that so long as I don't mention them neither will he. I asked him on his last visit if there was a problem with me not having a level access threshold. He said 'if you were building it to sell then I would insist on it but as it's for you to live in it's not really an issue. You can fit a ramp later if you need one.' His last visit was meant to check on the insulation but as the plasterers have been held up by various things most of the roof insulation isn't in yet. He just said 'why would you not do it right, it's in your own interest to make sure it is put in, send me some photos when it's done.' -
I love your light choices and have visited aliexpress on your recommendation. If I'm ordering from china then I need to get ordering. 2nd fix is 3rd week Sept. But what I am looking at can easily be changed out later. Please let us know if everything comes in as ordered

At local level it is far more 'nimby' rule than party politics I am convinced

ey up mate and welcome - good to have someone else close to me. And a someone who has far more knowledge than me at that . I'm Hoyland - where are you?

I know - Unfortunately the split stairs have to have slightly different risers (to get them the same I would have had to go to ridiculously tiny risers) So I have had to have 2 staircases even though the overall rise is only 2.4m.

Money is now so tight that something on this level is going to be my permanent stair

Mine was the weather resist board and was open to the sky for at least a month during the snow. Standing snow melted onto it and it was absolutely fine. I've even got a few pieces of spare board that have been left outside since and they are also still fine despite no sealing on the edges

If the installer is not VAT registered and does supply and fit then I think you are snookered though There will be no VAT on his labour but he will have paid VAT on the arial and you cannot reclaim that unless you persuade him to get you an invoice direct from his supplier with your name and address on.

Feel sick with worry about escalating build costs
Hecateh replied to Jude1234's topic in Costing & Estimating
And me too. Different budget same scale. I'm doing it all alone though , so no one to blame and no one share. From believing budget covered everything except things down to personal taste to discover it didn't - basically just the shell. And my budget was small and to be paid for from the sale of this house with the left over to cover retirement. Already retired but no pension to speak of for another 3 years (when it all went *&*( up. Builder wanted another 46k just to finish and that didn't include any personal choice fittings at all. That money just did not exist. I felt constantly for a month - which was the time it took to get the absolute walls finished and roof on and then sacked him. I've cut back all over the place, taken on the project management, with plenty of support from here. (Practical and emotional). And it's going to come in at about the cost he said - but now to include the windows, doors, kitchen, bathrooms, electrical fittings and flooring. I will have less than half what I had planned for for my retirement and I have regretted starting so many times BUT for all I am regretting it now, I do know that, in the long run, I would have regretted it more if I hadn't done it. My finished house may be small and certainly won't be high end but it will be plenty big enough for me, with much lower energy bills and very low maintenance . I'd also echo @newhome keep talking. We can be our own biggest critics but it won't undo what is done. You aren't the first and you certainly won't be the last. -
How I know that feeling. In a cheap bed and breakfast once there was the tiniest shower with an even tinier door. Very similar situation lol

I'm no expert by any means BUT I am buying boiler, flue and magnaclean for less than £1000. If I wanted a bigger boiler it's about £100 more. It will take about a day to fit by my expensive plumber so around £300. Might be a few extra sundries and this is in a new build so all piping will need to be done to boiler but there is nothing to remove so all in less that £1500

18 years ago when I moved into this house BG quoted me £6k for a central heating system (The house didn't have central heating and had brown bakelite and 3 pin sockets so modernization was definitely in order). Can't fully remember what the actual cost was but it was definitely between 1 and 2k - for all the heating system

Mine are done in fibre cement and I find that they're shinier than expected. I'm sure it will weather in though.

Help with kitchen renovation/ 1st house.
Hecateh replied to zoothorn's topic in Bathrooms, Ensuites & Wetrooms
I used to have cats - they were the ones that brought mice into the house to play with, often the mouse got away and hid and the cats lost interest. I have a picture somewhere of the cats asleep on the sofa with the mouse sat daintily on their food bowl stuffing its face. -

The mouse smell will go eventually. The little corpse will dessicate and once all the flesh is gone so will the smell. It's not pleasant but it's not physically dangerous. -

The only marks that have been 'challenging' in 18 years on laminate have been:- Tins leaving rust marks (but that has been mainly on the stainless sink) and curry/turmeric. -- And a bit of splashed gloss paint but that is a different story
