This is very much how we worked. Because we’re on the National Park we didn’t have any choice other than to use an architect as the park frown at ‘DIY’. They also have the architects they ‘like’ which significantly improves your planning process. Of course both of those points are entirely wrong and frustrating but that’s the way it is. We we agreed an hourly rate with our architect and worked collaboratively on the design (which the park changed significantly from our original ideas ). A lot of that work was done in the ‘pre-planning’ process (don’t get me started on that money making scheme!). Once we got planning permission that was his involvement over. Of all the prebuild bills; ecology, surveys, engineers reports etc the architect was by far the cheapest in hourly rate terms.

Are building control documents available through "public information requests"? I guess not if they used a private firm. I'm almost tempted to ask for a copy of the completion cert

This weeks was a little better and they didn't do a bad job of making something reasonable from a pile of sh*t BUT, the black render was awful. Patchy, uneven and looked terrible. PLUS, you do left wondering how "real world" some of the costings are. Discounts and freebies galore I suspect!

Actually, I'd say they were bloody lethal. You could fall a full two stories with ease and straight onto a metal steel angle! Death would be HIGHLY probable if you hit your head. How the feck can that have been achieved? Perhaps the reality is that they don't even have sign off from building control? It really naff's me off, the rest us spend our life jumping through god knows how many hoops to keep the right side of the BCO and then the likes of Grand Designs just produces a load of tabloid tat. Rant over

I said exactly the same thing to myself about the entrance. Mind you not much point in a Part M entrance as you wouldn’t get much further in a wheel chair! The internal stairs open risers looked wider than 100mm to my eyes!

Our renderer is adding a large scoop of hydrated lime to a standard 4:1 mix. He says it just provides a little more flex whilst also improving workability and retards the drying a little which helps with sponging. That's about as far as my knowledge goes! If would only stop raining we might get it finished

Just to update this thread on the point regarding powercut backup. I've discovered that although the PW does have the capability it is NOT enabled for the UK market as the grid wont allow it. Apparently Tesla are looking to get the required approvals to make it possible but nothing yet. They are also working on a firmware update which would allow off peak charging of the battery from the grid.

When I looked into this I found that subsidised installs are only available if you can prove ownership/keeper of a EV. So if you don't yet have one you'll have to buy a unit and get your sparky to install. Link to Rules

I really don't 'get' the requirements of sound deadening between floors and walls in a single detached dwelling which has been well constructed. Perhaps the only exception being bathrooms, plant rooms, areas where soil pipes runs etc. As an example my 28mm chipboard floor sat on posijoists already does a pretty good job and that's before plasterboard below and floor coverings. Also all my internal walls are lined with 11mm OSB to provide racking strength which with 90mm studs is again I believe going to pretty effective once plasterboarded both sides. My suspicion is that these regs have been written to reflect mass housebuilding where thin materials and generally poor construction is prevalent. Not to mention lots of semi detached houses. Or am I missing something?

Hi @Nickfromwales the link of the ones you've just fitted......Do they have a ceramic valve? And more broadly is that an important factor? That slate price isn't too bad. We got our Armada Premium Spanish down to about £1.10 a slate but its all the extra's that add up. We spent nearly £1000 on lead alone. That North section in the pics is approx 135m2. The South is smaller. Hard to expain in an email but the North goes from two story to single story, which locally is refered to as a 'cat slide roof'. IIRC the best price we had for the entire roof (approx 255m2) was around £12k but that was a cheap Chinese slate that would have never been accepted by the National Park. My gut feeling is your quote feels a little high and I'd certainly try and get a couple of other quotes. Having said that I'm not sure I'd attempt DIY again, it's a real slog!
