LOL. Yes my plasterer was completely lost by what I wanted. Even my sketch on the back of an envelope left him scratching his head. I had the ceiling skimmed first, plus the drop down outer reveal. I then put the drop frame up and boarded it (as per above picture) He’s coming in the morning to skim that and a few last bits.

Thought I'd update my thread. Stupidly forgot to take photo's of all the construction phase but its now in and ready to be skimmed tomorrow. The RGBW LED strip has been installed in advance as it was easier to fit that before screwing up to the frame and boarding. Another job where the plasterboard lifter was invaluable.

Am I right in thinking that AAV's have to be above the flood line. I.e. Higher than the bath/basin overflow?

We had an Internorm door set that I was completely convinced was leaking (but hadn’t got as far as contacting the supplier). The water always looked like it was tracking in through the frame/door edge but I never managed to work out where. In the end I decided to re-apply the silicone all the way round the window before we completed the remainder of the block work and rendered. Ever since then it hasn’t leaked at all and boy have we had some driving rain up here. Water is the weirdest thing, it seems to track in directions which are unfathomable. Whats frustrating is you won’t really know until you complete the outside unless you can prove the leak.

Screwyfix are always doing this. Discount something to a silly level when actually stocks are largely exhausted. If you were cynical (and I am!) it’s a clever marketing trick to get them up the rankings on the discounting sites such as HotUKDeals. These sites can push big traffic volumes to your site and have become commercial entities in their own right. Im not in the kitchen trade but I was warned off Ballerina for having real distribution issues (through a very limited number of independents) in the UK. P.S. I completely agree about them all starting to look the same!!

Anyone know how much sway Parish Council has?

I have some experience with two parish councils locally. What I can categorically say is that those parish councils have almost no influence on the planning process. The LA planning department consider/review the committee responses but that’s all. Unless the objection has grounds under planning policy for you area they will very likely disregard it. As as others have said tackle the objection head on. -

Well what do you know. My AAV seems to p*ss water out of the top. I’ve had to screw the red cap down for the moment. Is it serviceable or do I just go buy a new one?

Going to try and get the MVHR heat battery commissioned this weekend. It’s powered by ground source heat loop and if I run the pump to circulate there’s clearly warmth to be gained down there 1.5m below the soil.

Insulation is definitely doing it’s job as well as there isn’t any sign of any snow falls melting. This was yesterday mornings dusting later in the day.

Definitely a factor. Plenty of south facing glazing and it’s been sunny. Lets hope the brise soleil do their job properly (when I eventually get them installed!)

Not even got any covers on the room plenums so definitely not balanced Plastering only just finished so yes plenty of moisture.

Thought the collective would find this interesting. MBC build, externally finished but nothing but bare plaster walls inside. MVHR operational but no form of heating yet in place. I have a heat battery on the MVHR intake but that’s not commissioned yet either. The temperature up up here on the moor has been pretty cold of late. Certainly close to freezing for over a week now. However, the temperature in the house seems to sit at a pretty constant 12-15 degrees. Hopefully it bodes well for future heating demand.

Thats correct there is no void. The render is over the OSB so the gap is 4mm deep which is the depth of the Alutec panel. Yes, I’ll be honest. I’m trying to reduce the number of jobs as the days are ticking before the scaffold comes down

Hi All I'm being indecisive (heck whats new ) and would like the views of others. My Alutec facia's and soffit are now on! Hurrah!! We have a very small overhang (by design) so the soffit is nothing more than a 40mm infill piece. They are fitted to a OSB backer so are darn sturdy. The walls were painted and rendered before they were fitted. So I have a small gap (2-3mm max) where the soffit panel meets the render, which is pretty much invisible from the ground. So to my question. Should I apply sealant/mastic/silicone (choose your preferred word) to this joint? There isn't really an aesthetic reason to do so, in fact it might look worse (less sharp). Its separated from the render so a crack wont be visible (the joint is between the OSB and render which is hidden by the panel). I cant see that the water is ever going to get in there and rot the OSB. The only thing I can think of is maybe insect infestation in the gap? Hopefully these photo's show what I'm referring to:

Having just come back from three days in London I have to agree. The traffic just continues to be bonkers wth no sgn that increasing charges is having any effect. The other very noticeable thing is the huge number of ‘for hire’ black cabs. I can remember it being almost impossible to get a cab in peak times in the centre but now every other one is available. The rank at Paddington is also 50+ Taxis deep waiting for a fare. I’m assuming this must be the Uber effect. No wonder tfl wants to shut them down!!

+1 on these fangled LCD thermostats for UFH. The ones I've put in the flat are frankly unfathomable. I've had to keep the little instruction book (in Chinglish) in the drawer as I've yet to remember how the darn things work. Sorry to segway the thread but any recommendations on "simple" UFH thermostats that are aesthetically pleasing? (Alot of the manual ones are fug ugly!)

This is an interesting thread. Its a subject I don't know anything about but I'm certainly one of those that would consider investing a sum (no larger than I would be prepared to loose). For me though I'd want to do it through a recognised platform which had transparency to all. The idea of "an exchange of emails and here's the cash" is not much more then lending your mate money in the pub .
