  1. The swa has been glanced in a metal box and the live and neutrals are passing through the box to prevent a joint. The earth cable at the bottom of the box is supplying a flying lead to an earth somewhere else? Without seeing the whole installation at least that looks well done
  2. Indeed, if they missed the flue inspection for all those years, they probably won’t even bother looking in the hatch, just happy that a hatch is there ?

  4. The one thing you may get pulled up on is the lack of clamps supporting the flue, effectively all the weight of the bends , pipe, terminal piece are sitting on the flue on the boiler.. Pipe clamps with threaded rod are normally used to either hang of timber work or masonry.

Use a 3 core cable the same size as the rest of the lighting in the property. take 1 cable from the isolation switch position, if this was the uk you would use a fused switched spur to allow you to switch and fuse it down to the first light, and then from the first light to the second light and so on.

  12. The 4 pairs in the cat 5 are split, 3 do power 1 pair does data. that’s what industry has done for decades. So the cat 5 can do IP based camera or analogue HD. That’s what I have , happy with 1080p resolution.

  14. You can use normal analogue HD cameras with baluns on the cat 5 cable and go old school, get a DVR 1TB hard disk away you go old skool rulz
  15. I would run a radial for the fridge and freezer so that only the appliance/circuit itself can trip that circuit minimising grief in my life..
  16. Well even a stelrad double panel double convector could be considered designer compared to a single panel radiator so the choice is limitless.

Make sure the pipes are sleeved to aid removal for future use, don’t want to fall fowl of the water regs! the internal diameter of the 22mm plastic is way smaller than the 22 mm copper so make sure you allow for this not for this install, but I’m a fan of 10mm copper microbire with white plastic coating. Great to install, etc

  20. i would repoint with lime mortar, to give a sympathetic repair to the existing building, it will make the building look very smart indeed, the lime has many benefits to period properties
  21. I use dual tech sensors combination of pir/microwave sensors where both sensors have to detect to activate a signal these are in one unit and require 1 cable
  22. Go with the cables if you can it will be worth while having to save change batteries etc, possible interference etc. personally I think it’s better. run 8 core to each point back to the control panel, remember to mark each cable at the control panel.

  24. I tried to get 2x900mm sheets of multi panel , merchants quoted the same price as a 1200mm sheet, needed cut so 3 x1200mm it was then. Gives options if ends are damaged. i cut mine down to 2200 from shower tray level. chop saw with metal blade did the aluminium trims no probs
  25. Can you not isolate the flow and return from the boiler and tie in a standard ASHP. Have a large buffer tank with PV immersion dumps
