  1. you also need to find out if the builder used block and beam due to ground conditions. e.g. heave. do you have ceiling height to raise internal floors ?
  2. irrelevant, boards are cheap and easily cut. wood for the trees etc.
  3. western power will only install 3 phase on new builds. You can opt for a single phase meter if your not going to be using the capacity. I had same problems with EDF, key is to raise a formal complaint at the first opportunity. You do get callbacks then as its monitored/'tracked.
  4. allways space the trusses so you have 400 gaps not centres, it may mean an extra truss to complete the run but this will be more than paid for in the un-wasted offcuts.
  5. what m2 cost are you budgeting for out of interest ?
  6. matches perfectly with that shocking brickwork.
  7. missing the edge trims, how have the flashed it into the wall ? https://www.rubberroofingdirect.co.uk/buy-flexiproof/epdm-edge-trims.html Whats with that downpipe ?
  8. sand it ? Looks like they did the lazy approach, old blade and a single pass. They on a price ?
  9. overthinking it. will look good when its painted.
  10. i find the fischer hammer in fixings are really strong for fixing liners to blocks. https://www.fischer.co.uk/en-gb/products/frame-fixings/hammerfix-n/hammerfix-n-s
  11. crack on. you dont need a VCL with a cold roof. yes the insulation is not going to be as good as a sealed warm roof but you are where you are.
  12. leave the felt for your shed. The correct detailing for a parapet is here https://nhbc-standards.co.uk/7-roofs/7-1-flat-roofs-and-balconies/7-1-17-parapets-and-guarding-to-terraces-and-balconies/
  13. another vote for alutrix. be sure to bring it down onto the internal walls.
  14. any evidence to back that up ? Used on massive infrastructure projects, unless of course you are saying the SE's who design and spec them are wrong and they will fail.
  15. yes external door frames come with a cill.
  16. i looked at these last build, the problem with them is it makes you screed the floor before the walls go up as they are not a workable surface for loading out. So you have to get underfloor etc all in before the roofs on which doesnt work. maybe a shed build where roof goes on quick they could work.
  17. never bother grouting. cant see point of it.
  18. mini piles are cheapest and quickest, need a ringbeam etc. Screw anchors any digger driver can install but they are double the cost of piles. abc anchors can supply quickly, they use https://www.mapl.co.uk/ to design them.
  19. how are you going to add the DPC and make it continuous into the blockwork without taking the floor up ? Why wasn't the floor insulated when it was built, building control would have required it ? Ventilation is a requirement and a warranty fail if the missed or vents not installed. Do you have a new build warranty already ?
  20. DO NOT do this. There has to be a minimum 150mm air gap from the underside of beam. Insulation goes above the floor not below it.
  21. lots of low quality repointing. external walls arent structural, any cracks on inside ?
  22. no need for fancy steel doors. It needs an external door frame with cill so you can can use normal 'front door' type rubber seals to seal it. can use a normal internal FD 30 door with intumescent strip routed into it.
  23. its a false saving getting watertight in weeks if you dont get a completion cert for another 12 months remember. Same as the expensive shed builds. Unless the trades are lined up to machine gun the build out in 8/12 weeks its burring cash for no reason.
  24. perhaps my English isnt good the key word is, O V E R D R A U G H T You are paying using borrowed money same as a credit card.
