most reputable builders would expect materials to be paid for at point of order. They are not there to bankroll your build.

depends which way they laid the blocks, if its longways then you need to be skinny <200mm You will also be comprimising the DPM. What reason do you have for accessing it ?

western power will only install 3 phase on new builds. You can opt for a single phase meter if your not going to be using the capacity. I had same problems with EDF, key is to raise a formal complaint at the first opportunity. You do get callbacks then as its monitored/'tracked.

allways space the trusses so you have 400 gaps not centres, it may mean an extra truss to complete the run but this will be more than paid for in the un-wasted offcuts.

crack on. you dont need a VCL with a cold roof. yes the insulation is not going to be as good as a sealed warm roof but you are where you are.

yes external door frames come with a cill.

i looked at these last build, the problem with them is it makes you screed the floor before the walls go up as they are not a workable surface for loading out. So you have to get underfloor etc all in before the roofs on which doesnt work. maybe a shed build where roof goes on quick they could work.

never bother grouting. cant see point of it.

mini piles are cheapest and quickest, need a ringbeam etc. Screw anchors any digger driver can install but they are double the cost of piles. abc anchors can supply quickly, they use https://www.mapl.co.uk/ to design them.

how are you going to add the DPC and make it continuous into the blockwork without taking the floor up ? Why wasn't the floor insulated when it was built, building control would have required it ? Ventilation is a requirement and a warranty fail if the missed or vents not installed. Do you have a new build warranty already ?

DO NOT do this. There has to be a minimum 150mm air gap from the underside of beam. Insulation goes above the floor not below it.

lots of low quality repointing. external walls arent structural, any cracks on inside ?
