  1. The conditions for planning permission are the 3 you stated above, they need to be discharged by your local authority PLANNING department. I would wait until the build has commenced and try and discharge at least 2 if not all three altogether. I presume the colour of the roof is to blend with neighbouring properties etc. The other 8 as you say are to do with your private building control company and will be checked during the build by their inspector. Planning and building control are two completely separate entities
  2. It will do. Unless you've fixed them really well the chances are they might float off anyway! The building inspector won't care. You'll have to factor in the extra cost/volume of the concrete.
  3. why not completely get rid of the 50mm celotex altogether?
  4. Google "trada tables" and you will be able to see the options available with a given load & span
  5. you've done well to build it if you're only 3ft tall...
  6. No, not with ground screws, but surely there is no need to worry about trees if you are using ground screws. I presume the trees aren't protected or in a conservation area? It would seems strange to have a root protection zone otherwise, especially for such poor specimens. Don't take planning advice from a tree surgeon! Why not go and get informal advice from the council (if it's free in your area).
  7. If you want the fascias to run inline, then I would suggest removing the gutter and fascia and soffit as well as a few tiles putting a temporary tarpaulin, but your brickie might help you out with that in any case.
  8. If you remove the trees then you still have to take them into account when designing foundations if it's clay soil and a shortish time period after removal
  9. Not really a deal of the week, but ive just tracked down some decent copper pipe prices: 30m 28mm Yorkshire copper pipe £122.30+vat (Monster plumb) delivered 45m 15mm copper pipe £50.55+vat (direct heating supplies) delivered by plumbcentre so I think it might be Yorkshire pipe, but we'll see when it is delivered tomorrow IT IS YORKSHIRE
  10. I had approx 115sqm of grey eps bonded beads blown in a 100mm cavity for £853 plus vat at 5% - (dense concrete block construction) by Miller Pattison last summer. I looked at installation of insulation during the blockwork build, but decided that as the price was pretty similar I may as well have it blow in after and avoid errors in putting the insulation in etc
  11. In general all evergreen trees/shrubs won't grow back from old wood, the exception being yew as @JSHarris has found. Surely neighbours tree roots growing under your land which prevent building work or cause it to be more expensive should be considered trespass?
  12. The Mrs will without fail unpack 90% of her things, even if we're in a note for one night! I would not bother for a day, but for a week I probably would. Holiday makers will want to feel like it is their home for a week and that has to be your focus, not what "will do" as they are only there for a week. An area where the ladies can sit and do make up would be useful, but you've got to choose a bed which is high enough off the ground to stow suitcases away, rather than drawers under the bed. I'm not sure that a 1.3m double doors is a better use of space than a single 33" door (unless French doors to outside)
  13. I went for the expensive option, nicked a straw from KFC! A little pipe cleaner/ brush is also a good idea.
  14. make your life easier and just put a paving slab over it
  15. personally I think that they are low enough, but anything can be done if you really want. I agree longer ones make more sense than simply lowering them
  16. I think inspection chamber 1 should be moved down a bit, so pipe 2 doesn't doesn't cross the line of foundations. Get rid of pipe 1, I assume pipe 2 will get less traffic over it and be easier to get at if you need to in the future. Are you swapping the gf wc basin and loo locations?
  17. If there are other buildings etc on the other side of the wall which may be damaged by the wall giving way then you have to rethink things. How tall is the limestone wall? What depth foundations are required? Could get the trench dug one day and then the concrete poured the next day?
  18. looks good and a nice bit of trellis to hang on your garden wall when you are done too
  19. There is no gf wc, so you'd have to replace the utility room if you were building it today
  20. If like me you haven't quite come over to plastic pipe yet, Wickes have a nice offer on copper tube 3for2 and then 15% off this weekend. It is only in 2m lengths, but it's still a good price.
  21. Yes, same process and he's right just bottom two tiles. Its not really necessary to wraparound the tile either side, but your soaker should extend beyond your valley tile and have a welt if you're not wrapping it around.
  22. I don't think anyone is quite grasping this, the link is: http://leadsheet.co.uk/home/lsa-pocket-guide/mitred-hip-and-valley-soakers/ follow the instructions for mitred valley soakers. You'll need some 9" code 3 lead.
  23. I take it this sort of thing is the useless sprayer from the likes of B&M that you were talking about... http://www.ebay.co.uk/itm/272619981919?_trksid=p2055119.m1438.l2649&ssPageName=STRK%3AMEBIDX%3AIT
  24. If you imagine 1-2mm grains of sand glued to the floor of the tray, then that's what the texture is like. Usually you wont see anti slip on display in showrooms etc
  25. employ the old "1 day per mm" rule of thumb
