Bought a really good one that was simple to put together and the odd thing was it has the door on the side but is an apex roof. At £210 delivered (bit more now but you can find discount codes) it was cheaper than building one. 8 x 6 Apex Shed

Also from memory the US use direct flush not cisterns so you may find its too much pressure that's causing the issue

That's more to do with cisterns than the ceramics. A lot of the new cisterns do a 4/2.6 flush which isn't enough to clear the pan properly. That Geberit of yours is a 6/4 from memory so 50% more water...

Nice sleepers (new french oak) can be had for £20 each for a load of 30, so plan wisely and you can soon sort the levels. They need a hardcore free draining base and some cheap DPC round the inside to keep them tidy. Use timberlok screws and pre-drill the holes unless you have a good impact driver. For sorting your levels, ring a couple of the muckaway companies and see how much it is to get an 18 tonner of inert fill delivered - I pay about £50 which is the cost of the diesel basically. Road planings make good hardcore and can be whacked down hard to give a really good base for pretty much anything - clean and cheap. Turf is quick but if you can keep the kids/dogs off it, then a raked and seeded lawn done in April will be well on by July with a good quality seed for a 1/3rd of the price.

Who was that through...? I have a small ish amount of glazing but 2 pairs of french doors so I'm trying to get the best pricing but its only 22m2 or so and most want £450m2 and upwards for that.

Ok looking at that quote even if he is on £250 plus a labourer at £100 there is about 10 generous days of labour in the first fix if it's all Hep2O. Add into that £1500 for your megaflo (other brands of UVC are available ... hint) and materials at £2500 then £7500 is a real top end price but £12k..??!!

Any reason why you want to split and register before sale..?? You can file a TP1 with a partial transfer as part of the sale - its easily done and you pay the solicitor once. All searches will be done by the vendor on the full plot, just make sure you agree up front the actual boundary and draw the "T" on the correct side to indicate who actually owns each boundary. Its pretty unlikely that land drains will run under the existing property, but if you are planning on extending its footprint then you may find you will uncover a land drain or two. Unlike leach fields and sewers, as long as the land drain is running away from the property (or you want to build a swimming pool..) then there is little you need to do. If the land drains run across the footprint of the new build and run towards the build, you may want to divert them around the build. What is the water table like as that will define a lot of the requirements for the structural engineer and the foundation design. Any trees in the proximity too..?

On a small window the sides are probably reinforced but you could wedge and screw the frame in and then fit the glazing with appropriate packers. Once glazed just foam in and it won't go anywhere.

Hmmm... against...?? Aluminium regularly gets mined in Australia, shipped to Iceland for converting into raw aluminium and then on to china for final processing.... In terms of environmental impact that is huge ! Embodied energy in Aluminium is far in excess of that in UPVC. Timber has a few dark corners too, there is a lot about shipping and processing in the timber manufacturing process that gets ignored.

I tend to bulk buy fittings anyway - I'm swapping over from Speedfit to Hep2O at the moment so any jobs I do for anyone else get the spare Speedfit ones out of my box ... I've started to use Toolstation more as there is one next to our office - electrical stuff is BG and CEF mainly plus a few others, and plumbing is either Speedfit or an own brand which is a little odd. Pipe prices aren't too bad either. With JTM and BES I tend to over order anyway and end up with spares but they get used - at 40-60% cheaper than Screwfix I tend not to worry and the likes of B&Q become a last resort..!

The only Pegler stuff I used to buy were contract taps and TMV units but the quality is not there now. On a big size then yes, someone like Pegler or Lamontite are worth it, but not on 15 or 22 ...

There are a number of UPVC fabricators that do a traditional joint now too, especially on the foil faced profiles as it looks better.

UPVC section has very poor pull strength for screws - try and do it up tight and you will find the screw spinning and just creating a hole. A frame that size may not have any reinforcing in it either - way to check is look inside and out around the frame for a series of small screw heads that mean either steel or ally has been added for strength. Not needed for plastic strengthening as it's weldable so doesn't matter if it moves slightly. CT1 on that back joint will be fine - the rest is all pretty standard.
