Ok so have you actually purchased the rights to the design as part of the plot purchase and is it specifically cited in your contract ..? If not, the original architect can claim it is their design - the new one may well ask you to sign a disclaimer stating you own the design rights so tread carefully...! -

Out of interest did the architect do the original designs for planning..? The £2k is effectively your warranty - check your lender will accept it as some will and some won't. -

Be careful with that logic as you need to understand how you will use the house ! Running up and down stairs between two rooms that are used a lot will get tiring very quickly. @newhome has a very nice layout - a large upstairs landing space that has views ! -

Visio has some really neat template items you can use to do floor plans and walls etc - I can ping you one of my designs if you want to use as a basis..? If the views are good then why not swap upstairs to downstairs and have kitchen and lounge first floor and bedrooms downstairs ..? You may even be able to partially sink the house to get over the 1 1/2 storey issue so you don’t end up with pokey windows upstairs. -

I don’t disagree however the perceived threat is what makes people think. If he breaches the planning then then there is a clear admission on his part of ignoring statute law and him suggesting you are liable for anything becomes a moot point in a civil case. Get a solicitors letter based on the planning clause and then see what happens next ...- 70 replies

+1 for Trojan - have just specified one of those and it’s very heavy and the base is heavy encapsulated GRP and the acrylic layer is very thick. Wasn’t too expensive either.

I have a feeling that all your cracking is historic as that would have been a big wooden beam previously and someone has replaced that in the last few years but just slotted it where the beam was. Can you get accurate dimensions on the steel..?

I would have agreed with you after seeing a couple of TS installs however after last weekend and seeing @newhome TS installation, once me and @Nickfromwales had lagged the pipework the losses were really a lot less - tank was covered with spiral galvanised steel and at 75c tank temp we had barely warm tank sides.- 60 replies

Is this an advance mortgage or an arrears mortgage ..? They only release when the value is agreed - the benefit of advance is you get the money up front. With TF builds you tend to ask for foundations, frame, watertight, first fix, second fix as the stages so you really end up with 15-45-15-15-10 as the percentages roughly speaking.

Couldn't do that round here as there are signs stating that you cannot walk waste on to site. Stops the builders walking on with tubs of plasterboard waste and not paying for it ...

You could use a 22mm Normally Open 2 port zone valve which is energized to close with the valve connected to the NC terminals on the thermostat. When the stat opens at high temp then the valve would open. If the power was lost it would do the same making it fail safe. I’m not keen on any valves in a dump circuit but it’s a possibility.

It is a TS, just a plastic weird looking one. Not sure how they get around no certification? I assume that means no G3, so maybe its a manual fill gravity vessel with one or more coil for heat input and another, if required, for DHW output. Its exactly what it is ... it’s a roto moulded polypropylene inner tank with steel reinforcing around the immersion and pipe entries. Looks like they then insert it into a similar roto moulded outer and then inject foam for insulation. It’s open vented with a DHW coil for mains pressure hot water. Harlequin have been around for years - they do oil tanks and that sort of stuff but have got into things such as rainwater tanks and now looks like they are doing hot water too.- 60 replies

I would suggest “Any”..! Knauf is sold by the sheds such as Wickes but is pricey. HardieBacker is another expensive known brand. We have used STS construction board which is also known as NoMorePly and its amazing stuff. Rock hard but has been great to line the fireplace etc. it comes in 1200x600 boards and there is a lot of data on their website. Top tip for cutting this stuff is go on eBay / Gumtree and buy a cheap circular saw and Toolstations cheapest saw blades and only use that saw to cut the boards (good mask too) as the cement dust will destroy the bearings in anything else. Then chuck the saw when you are done ..!- 20 replies

TBH I would ditch the OSB and go 12mm cement board which is easily capable of taking your weight at 600 centers. One less layer to fix- 20 replies

Thats an unusual gym floor material ..! I would be pretty cautious using rubber flooring if it’s going anywhere near free weights as they can tear flooring very easily and it needs to be replaceable.

I reset it all to factory apart from a couple of settings but the one that is interesting is the HP as thats the hours run. Apart from the 25 mins on Sunday night when we used the power of an empty tango can and some cold water to “influence” the pump into starting, the remaining time is purely from the controller. I will be really chuffed if it all works as planned as it’s been a bit of a challenge without knowing if the system was actually wired up properly in the first place ...!

Unit needs replacing - that is a heat stress / roller mark from manufacture so the unit isn’t up to standard. All the rest rest could be fixed by Magic Man - tbh I would get the unit changed, check they are all water and air tight and then get magic man in at the end to fix the issues and agree the cost will be covered by the fitting company. Having a window fitter touch up those scratches would be like having your car repainted with a 9” roller ....

Nope - don’t go there ..!! Use the PP condition in its entirety and send to him as if he chooses to ignore it then advise you will go to the Council Enforcement Officer as he is breaching your rights as a third party on the PP. Let someone else have your fights and get on with the stuff you can control.- 70 replies

Test it before you seal it up - easy to do to a threaded fitting and a bit of pipe .. -
Right so it should be ventilated above the insulation. Batten on edge will stop you pushing the insulation up to the boards.

If you get a decent log boiler that takes big stuff such as 600mm logs, and couple it to a store of 3,000 litres then add in UFH you have the basis of a workable system. Asking a single stove to heat a house by convection alone is a tall order ...
