Efficient Hot Water Piping

My longest hot run is 7m to the kitchen tap, 6m to the utility. Bathrooms are both less than 5m. It’s not difficult if you plan it - I’ve not used a manifold but each section has its own isolators in the tank room. -

Is the valve stem stiff..?? Head should only go on one way - get someone else to switch the heating on and see if it whirrs when it’s on the valve. -
If it continually leaks then check the expansion vessel as that could have no pressure in it.

Neighbouring rear extensions - should we share party wall?

I’m assuming both of you will have sorted a party wall agreement as you will be digging within the 45 degree angle of each other’s foundations ..?? Best to get that sorted ASAP so there is no come back -

Thats my struggle too, so I plan to put the intake on the north wall around 2m from the corner, and the exhaust on the east wall about 500mm from the corner - not ideal but otherwise I end up with two around 1400mm apart. -
Surely that is an even better argument for a proper insulated raft..? if you retain it with a caisson style pile too - some thing like a 6m sheet, then the ground can't move and you can just build up inside it..??

Errr that Geezer is actually one of @Nickfromwales mates, and that’s a Telford copper cylinder so you can spec where you want things putting anyway.

If you are working with multiple plots then you may get classed as a developer and your costs will be increased from a householder search. You could subscribe to digdat which would allow you to buy the datasets for a one off fee which may help but records are notorious for being inaccurate. -
Whos providing the warranty or are you not having one ..?? If not the architect then it’s irrelevant what he says as it’s on the SEs PI insurance as long as you get it in writing.

Welcome What is your target insulation value for the floor ..? Whilst Limecrete and Foamglas may be more on a par for a very low performing floor, you may struggle to get close to building regs levels. How are you planning on insulating the walls ..? You may be better trying to create a vapour impermeable bubble inside the building and use MVHR to control building moisture and let the walls do their own thing.

Crank the pump up to 3 - 12kw is fine on 22mm, even 24kw gas boilers only use 22mm so you have plenty of headroom although an ASHP needs flow rate too. Sounds like a new diverter Head needed - not easy to find but some of the bigger places stock them. -

As @recoveringacademic says the issue is intermittent use and the buildup of nitrates in the tank. I installed a big commercial Biodisk unit (18,000 litre) and it has a recirc pump on it that keeps recycling clean water into the main tank if the level gets too low - this reduces nitrate buildup apparently. You may be better with 2 or 3 smaller ones - or speak to someone like MPC Services who I can recommend as being excellent with this sort of thing. -
Good spray of WD40 on the stems of the isolator valves and when you reopen them, open full then back off 1/4 turn. And use pipe pliers on the big nuts ..!

Won’t work on a 2 board but you can just swing a diagonal out and pack it with blocks. Other way is to put a transom on each side with a short stub and jack leg on it and that tends to stiffen the lot up.

How much do you want ..?? I’ve to 48ft at single lift plus some extras such as 2 board steps and 2 board transoms..!

Got some of those - think I have 4..?? They are only 2 board width though so it can feel a little “wobbly” ...
