  8. Errr because kitchens change ..?? I did a conversion where two rooms got swapped and the stone flooring didn’t go under the kitchen cabinets - fun job getting that to match otherwise it was 40sqm up and in the skip for the sake of about 5sqm.
  9. I’d ask yourself what you are going to have delivered tbh. Most rigid BM wagons rarely go over 20t unless they are taking a full load of blocks. Concrete wagons again, for an 8 cube mixer it’s around the 18t mark when full. 24 tonnes is a lot of weight - get your council to tell you how heavy the refuse Lorry is full as that’s the day to day benchmark and the one the developer probably should be aware of.

  17. Only if it’s a volumetric mixer If it’s bulked from the plant then what’s on is your problem - and losing a spare cube of concrete is a challenge so make sure you know what you want to do with excess. Most skip companies now take a very dim view of using a skip as a dump ..!

  19. Is that for pump spec self leveling concrete or standard Gen3..? If it’s pump spec self leveling then assuming you are getting 8 yard wagons that’s £114 per cube which isn’t too bad tbh.
  20. Welcome ..! have a look at @JSHarris blog and the benefit of ufh in a house with a low heat requirement. It’s useful to move heat about the slab from warm areas to cool areas without having to inject heat from an external source.
  21. I would PM it, and if you’re ex software then your plan will be far more detailed than any construction PM plan from my experience. You can easily make the H&S stuff the contractor responsibility by way of contract - none of those are overlapping trades so they should be able to do work in isolation. Who is providing the materials, and on who’s accounts..? If the subs are supply and fit then it makes it easier. And who has agreed the contract terms as part of the tendering..? Penalties..? Non performance..? Monitoring ..? Architect needs to tell you that lot anyway whoever is the PM. Finally what is the contract build duration ..? That can indicate how accurate his price for PM is.

  23. Yeh and how not to find a nice new spare programmer when you need one, just by hunting in a box.... But it is good to get the basics sorted - and that is relatively easy when you can see what your up against with a fresh pair of eyes !
  24. Doors and Windows - make it watertight Internal walls First fix plumbing, heating and wiring UFH (depending on method...) Screed (depending on UFH) Wall and Sloping ceiling insulation Board and Skim Loft insulation 2nd Fix Doors / Archs / Skirts 2nd Fix plumbing 2nd Fix Electrics Has (CH)BB given you the exact make and model of the boiler yet..?? that will influence first fix... and is gas connected anywhere..?
  25. Quick way round this is to ensure that the doors are all fire doors and the frames have intumescent strips. Sounds daft, but fire doors can be cheap and they stop sound better. Intumescent strips can be fitted to frames before they are fitted for £2 each, so its not a bank breaker. You can also have doors made with no handles on the outside - again, not a big issue although your problem will be the juliet balcony. It will have to be a min of 1100mm to meet regs for falling, but that makes it too high for an access window from memory.
