  1. 19-20c on full chat at 24kw then modulates down to 16 then 8 when it gets closer.
  2. Cheap handsaw does it for me. Or a gumtree circ saw that is bought for the job and binned as the bearings will be munched by the end of it ..!!
  3. So the pricing is dependent on the slate he’s specified. For Spanish at 600/300 my copy of SPONS is at raw laid cost including underlay and 25x50 battens with 75mm lap at £39.32sqm For Dreadnought plain clay 265/165 for the tile, 19x38 batten and underlay with 64mm lap is £52.23sqm So there is a 30% difference in pricing per sqm on the base tiling but that is not the whole cost of a roof as if it was it would mean you have 475sqm of roof which is a very big roof !!!

  6. Great !! So fascia comes in 5m lengths so no joins .... Assuming he is putting brick corbels at each end you don’t need any end caps or joiners either. Taking just one supplier, and there are others, then this is what I get it to. Get him to beat that... and it’s a day to fit all that lot too for someone with a labourer and one skilled.
  7. Can you give us a dimension for front and back fascia and soffit and I can point you at some pricing. Assuming this is standard 18mm white uPVC and black guttering with a single downpipe per drop ..?

After spending a few hours last weekend balancing flows with @Nickfromwales and getting what appeared to be several cubic metres of air out of a “full” system for @newhome, I can assure you the best thing is get at least a manifold on there and push mains pressure through those pipes ..!! Even if it’s only water with no inhibitor in it now, it will help long term as flushing pipes when the house is complete is not easy ! I’ve not considered having any actuators on the pipes either but I’m coming round to having these - not cheap but tbh they look like a fit and forget solution.

  10. Is this a planning condition to use an agreed tile ..? If so it should have been signed off as pre commencement condition. If the planners have agreed your materials and that included your Marley tile then the conservation officer needs to get back in their box ... The council cannot go back on its decision unless it believes it was misled by you such as providing a tile that was not what you said it was. And it can take up to 8 weeks to get conditions signed off so be aware of a potential delay !!

Just checked my pricing Main fascias 18mm Magnum white fascia, 9mm upvc soffit total 40 lin M Gable fascias - no soffits 20 lin M Guttering 130mm deepflow Anthracite Brett Martin guttering 50 lin M 65 mm downpipes 5 No guttering £230 fascia etc £420 fitting £600 Thats on a big L shape new build so I’m thinking your pricing is a bit steep ..? As @Construction Channel said, you need the fascias to support the tiles so they need to be included.

  15. Agree to this - also worth getting a bag of smokeless coal from the local garage and adding some of that when it’s going as it keeps a good core to the fire.

  17. Ok so take a deep breath... Lots of knowledge and contacts on here - use and abuse ..! Soffits have to go on before the roof and are part of the fascia so they should be part of the roof. £10/m should see those done from Eurocell just up the road. Windows and doors can come from a whole host of places - just push him for quality !
  18. By it being half way up I mean it fills half the tank - 50% more than a standard coil. And no idea about if it would work but when I spoke to Mark at Newark Cylinders last he had a tank in for a new coil for a HP as a customer “couldn’t wait” for the proper coil and he signed off a lower spec and it knackered the HP. Not a risk I want to take !
  19. Standard coil is 2.3m2, heat pump is much bigger and tappings are mid tank. Try McDonald Engineering up your way but it will be above the £1K mark.

  21. SPONS price guide... Issued and updated every year, covers all works for construction from hanging a door to building a multi storey car park, broken into materials and labour If you don’t have a QS or estimator involved then it may be the best £160 you spend ....
  22. I would pay 50% for the plot in cash, and keep 50% of your cash for contingencies. Having the mortgage there to draw down if needed is a good buffer and will help you with cash flow. Some of the mortgage providers - Melton BS for example - allow you to also link an offset savings account to the mortgage so you can basically pay no interest up to £25k from memory. Makes a decent saving but means you have the money to hand.
