  1. Thats key..! Doesn’t matter what you want, you need to aim it at your target market, research the local area then hit that square on. Other option is to get PP and sell on the uplift - always going to be some daft self builder ready to buy a plot with PP for over the odds ........ oh wait ...... ?
  2. Totally agree with that ..! Last one is a part refurb and part new, and the old building has caused the most issues as it wasn’t square and basically had to be ripped apart to start again ... Good news was that most trades are not VAT registered so the VAT reclaim wouldn’t have covered the cost of the materials and demolition

In all serious though, getting out and about and onto other sites is sometimes the best way to learn and find the hard way what its all about. Nothing like moving 800 dense blocks by hand to make you consider timber frame....
  7. Have they charged for pre-app ..?? if so, given you have it in writing, I would suggest you ask for a refund as they have not delivered a service and failed to deliver to any sort of timescales.
  8. Sounds like an error 14 which would indicate that the board can’t see the inverter board which does indicate a heartbeat. @ProDave - is this a pretty standard 12v transformer that could be either removed or bridged ..??
  9. Problem is they are overpriced or have punitive second home council tax regimes. The IoW has very little by way of industry to support the islanders and is separated by the worlds most expensive stretch of water. We have looked a few times at places but by the time you factor in the ferry into daily life, it becomes unworkable.

  11. @ProDave you can - it’s just that this isn’t standard construction ..! 115mm are made for 4x2 CLS which is nominal 89mm plus two sides of plasterboard. (89+25) 138mm are made for 100mm blockwork with two sides of plasterboard on dot and dab. (100+20+20) As soon as you go to using CLS plus OSB which seems to be appearing in a lot of timber frame buildings, your core has already moved up to 100 (89+11) before the plasterboard. That’s non standard construction. @Tin Soldier what I would do is go back to TP as they do stock 125mm but it’s non-stock or order in at some branches. If the computer says no, the code is here
  12. Bit far for the company I’m thinking ..! NI seems to have a lot of bead installations so finding a removal company should be fairly easy. When I checked it was 5% or 0% VAT for Installations but 20% for removal regardless as it’s not part of the installation.
  13. Unlikely - if it’s the same as a lot of control systems there will be a heartbeat between the main processor and any daughter boards to ensure that signals are correctly interpreted. You would need to know how to spoof this signal or the whole lot will throw an error.
  14. Some blown bead can settle. There are companies that do remove it but it depends on the material as to how much they charge. I can recommend someone but depends where you are in the UK..?
  15. Any chance of putting a meter box elsewhere on the site and then running your own incomer..?? Gets round the problem of them wanting you to jump through hoops.

If they are looking at replacement units in the same windows then they may struggle if it’s sashes - I know someone who looked at this route and even the thinnest 4/4/4 units just couldn’t get inside the beads and they are also twice as heavy so the sashes would needed to be re-hung to take the weight. Any chance of using secondary glazing instead ..?

  20. DWB (who I use) make trusses with metal web bottom chords as pretty much standard now for their attic trusses. It’s a useful detail and if I had known I would have had them make all the roof trusses with an integral stub wall. As it is they just provided the joists for the last build.
  21. A ridge beam takes partial loads from the roof structure and applies them to its bearing points - in this case the gable ends or any intermediate walls that reach roof height. The bigger issue you you will have with a wide low pitch roof is twofold - firstly you will have a problem with the amount of natural light in the centre of the building unless you open up to the roof and insert rooflights; and secondly you will need to work out how to stop the walls spreading out. Where a ceiling joist acts as the bottom chord of a truss, it’s partially in tension to stop the rafter ends spreading. You can do this higher up with a collar tie, but the higher you go, the deeper the tie and the deeper the rafters needed too. You can get round the light issue using a celestory window and I’ve seen some really nice big bungalows converted in this way, or alternatively do as a number have done here and put full height atrium sections in the centre of the build.
  22. Pretty sure they are Chinese built units and will be as reliable as any other I expect. Compressors are Mitsubishi, the rest looks pretty standard and has a Wilo pump but as said by others, find out about spares ..!
  23. Not sure it’s a straight swap as you need to get both neohub and neoultra which is a fair bit more work. Will have a look
  24. It’s hard wired. I wonder if the issue is that some of the Cat5 that was used to wire it between the UH1 units runs parallel to the mains cabling which is inducing a fault in the system. Not much I can do to sort that without a major rewire.....
  25. It will look crap ..... sorry but you've made a cracking job so far, and cutting holes in it to put pointless tat into the tiles seems a waste of time and will spoil what you have done ..! what is wrong with putting your hand under the water to see if it’s warm...??
