Ok .... wall ties at 4/m2 would take up 0.0036% of a wall, so using something 100 times more conductive would mean that in a wall with a total u Value of 0.1 W/mK, the use of stainless vs basalt would take about 800-1000 years to repay the difference in cost... There are bigger problems than what a wall tie is made of - air permeability being the major one that is easy to design out and has significant benefit overall.

Bond it over the front edge of the tile and onto the wall. It will cover the adhesive/grout behind the edge of the tile. -
You can do a land transfer yourself - buy an online map to the correct scale from one of the planning map portals and draw a line on it... You then need a TP1 form to complete the transfer from here Submit the additional form and pay the fee... That's it... nothing else to it, unless you want to pay a solicitor £500 to do 10 minutes work..??

Ideally you need to photo them in their environment as that can assist in identification as for example a birch polypore will only grow on a birch tree, but can look like something else ....!

Transfer requires two signatures - vendor and buyer. If the CIL has been triggered and the buyer doesn’t accept then the vendor takes the hit. -
I would have said it’s could possibly be a meadow wax cap but without a closer look......

So....: this is a fun one as in starting the “development”, the vendor will have triggered the CIL liability. It is now their liability so unless @howplum accepts the liability for the CIL as part of the purchase using a transfer of liability, that remains with the vendor. I had this recently where a vendors solicitor didn’t understand the CIL process and I had to tell them that legally they were two separate processes. If the vendor doesn’t transfer CIL liability and you start, they become liable for the payment and there is nothing they can do. -
Can’t see how you can fit verge, gutters or anything else on that side from a 10” gap..? Is now the time to get to know the neighbour properly if you’re going to be there for some time ..??

Is there any way you can shape the build around the tree ..?? I can’t see how you can build that close - not on Clay is it too..? - and also maintain the integrity of the build. I would be seriously concerned about limb shedding or worse - if it pivots over away from the property and falls, it could do serious damage. You say its and absent landlord but by building 10’’ from his boundary you will need to stand scaffold in his garden anyway and potentially need a party wall agreement if you’re doing any work that could damage the neighbouring property. I’d start with reviewing the design and then think about removing the tree - TPO was mentioned above but not by you, what’s the position with the tree in terms of removal ..?

UPVC unequal angle would look good too - 20x10 in 2mm uPVC would finish the tile edge too and not look obtrusive. -

Ok @Onoff I’ve worked out what you’re trying to do now ..! Ditch the laser ..! It’s confusing things ..!! Tile on spacers, lined up below. Take a tile spacer and wrap onto the back of the bottom tile and mark underneath and join the dots each side. Cut the tile, flip and fit ...

Yes as long as you turn it right way round before marking as currently it will slope th wrong way ....... edited to add.... I have just seen what you’re planning and quicker way is stand a right side tile on top and use the next joint up as your guide.
