  1. Nope .. but .. That means your septic tank isn’t working properly as they shouldn’t smell. When was it pumped out last, and also do you use bleach etc as you’re probably killing the good bacteria in the septic tank. They are a lot more sensitive than packaged treatment plants
  2. Yes there is a spreadsheet somewhere on the forum - let me see if I can find it. The 0.3l/s only works as a baseline figure, there are lots more minimum calcs you need for all the kitchens, WC, wet rooms etc
  3. Telford will make you what you want - immersions, connections, pockets etc can all be at your spec.

  5. I’d expect that to refer to any visible wall, not the internal wall that will be plastered. He’s done a decent job on the visible stuff then pay him and learn for future that you specify both skins although I would think that’s overkill
  6. I’ve used white cement and lime with plastering sand to get a near “sandstone” finish and it works well. The issue is normally though that your sand provides most of the colour - see if the BM can get you yellow sand in bulk bags
  7. So a Sunamp acts in a similar manner and goes off a cliff.. so does a UVC but it’s got much more capacity…
  8. Just use an extension lead so you’ve got the flexibility to pull it out when it goes wrong ….
  9. Have you seen one in the flesh ..? Or actually read anything other than the sales pitch ..? Real world experience says that they aren’t all they are cracked up to be - and your £4.5k is for the equivalent storage of a 170 litre hot tank - not the the 500 litre I quoted. Its your money but it’s a one trick pony and it doesn’t do it that well either ..

  11. Yes sure - as you need title to the property for which you are claiming exemption and at point of validation they will require the addresses to match. If your planning is for “Garden of 43 Acacia Avenue”, your title provided must be for the land identified in the planning permission split into the correct title - so whatever your site plan showed in planning needs to match the title deed for what you are claiming for otherwise they can and will reject it if you submit the title deeds for 43 Acacia Avenue. It is both in the statute and in the guidance notes that the exemption relates to the title and property therein - you also need to provide a council tax bill and other documents relating - if the addresses don’t match then you will not get exemption. I would split the title asap - why has it not been done before ..?
  12. That is my point though - there is nothing in the regs that says a house has to have a kitchen, or where it is in the house ..?

  14. Sunamp doesn’t do central heating ..? It’s DHW ..?? And not a good volume at that. In your case I would chuck the biggest direct UVC in I could find with 3 immersions on it and use as a pure dump load from the solar in the summer, and it could be phased in winter depending on the DHW required, so heat in thirds. A direct 500 litre is £1200 and can be fitted by any decent G3 plumber and can be over charged up to 85-90°C with no issues. The same capacity in Sunamp would cost you £6k plus the space needed would be more - why spend the money ..?
  15. Ask them where it says that in the Building Regulations .. as long as the room it is in has adequate ventilation to meet BRegs then I can’t see where that would come from.

  17. Why are the frames out of square ..?? Can you not pull the architraves off and have a look at the framing ..? Make them square and plumb and then it should make it easier to put the doors in as standard.
  18. Should be pressure treated so will have penetrated to a point but using the Bartoline will mean it’s properly treated
  19. Why..?? Assuming it’s planed..? Round over bit on the edges and it will look fine .

  21. It will run off … get some old scaff boards and make a frame and line with decent DPM. When the washout has started to set then go out with a sledgehammer and break it up.. imagine it’s your favorite planner / architect / mother in law etc …
  22. @zoothorn that’s one bloody good job !! Top rail on, stain the rest and it’s a job very well done !! Not sure what you’ve used to paint it but slap some on the concrete pads too and it will disappear ..
  23. Yep used it on my mums house (the hardest client to please …) and it’s really looking well after 15 months. Nice thing is the black isn’t a foil - it seems to be moulded into two layers so the white keeps it cooler and stops it creaking in the sun.
  24. No as it has to have an air break and a visible outlet (tundish) so cannot be a sealed loop.
  25. I’ve just done similar and tbh am about to redo the solution as using a submersible pump is the easiest it doesn’t give the true pressure needed for drip or irrigation systems. I’d consider a two stage approach with a jet pump doing the high pressure bit from a secondary tank that is fed from a submersible pump and only filter at the jet pump
