Well, people that have visited my build ( yet to be finished but water tight) have said how warm it feels and we are yet to put any heating on. This morning with no heating on it’s 18 degrees and warmer than the old parkhome I am renting that has heating!!!!

It’s all relative, working 7 days a week with long shifts and getting paid very little is still better than starving with no work back in North Korea. Not right, I would agree but what would you do to support your family?

Well I PM,d my build but 1, I am retired.2, I am an ex builder. 3, my contractor ( only one) allocated me a PM but admitted he may not be needed knowing my background ( he was called in twice to help with a DPC issue I did not understand ?. 4, I am a laid back bloke and vowed not to get stressed over what I thought was a great project in my life. i am very lucky in that I had a brilliant local builder and my build has gone without a major hitch ( minor ones but they always happen).

There are some who use direct electric heating for UFH and I have heard of one person ( not on this forum) that uses an electric radiator heating element for his UFH ,!!.. if you are having an ASHP for DHW then there is no additional cost using it for UFH ( apart from the relatively low cost of the pipework and manifold. It’s been said on this forum that it’s wise to put the pipe in the screed when it’s built as it’s near impossible to do it afterwards. Plan for UFH but don’t buy the manifold and all your bases are covered.

Even in a passive house a small amount of heat is required and UFH is a more comfortable way to heat, requires lower water temps ( so ideal for ASHP), I have UFH on the ground floor ( as one zone) and no heating upstairs apart from towel rads in the bathrooms and electric UFH in our en suite. My theory ( as we are yet to move in and try it out?) is that if upstairs gets a little cold in the middle of winter a couple of portable electric heaters are more than suffice. cross posted with Peter, yes I have installed a separate pump on the UFH manifold so I can shift heat about without firing up the ASHP. we are facing south so should get solar gain.

I remember seeing this on another forum, I think Jeremy had to fit flow limiters!. I am hoping my BCO does not know/enforce these as I have bought a very deep bath and I heard even the bath capacity is limited ?. I think it’s yet another case of who your BCO is and what he knows ( and does not know).

We are on clay and during the garage build ( whilst fighting planning for the house) the B.I. Asked about a soakaway and I said you mean a swimming pool!, anything dug in our clay will just stay full of water, he shrugged in agreement and nothing more was said. I built a French drain and connected it too a ditch just outside. It was signed off with no further word. I just hope he does the same with the house?.

I just got delivery of my Jen Weld cottage oak doors and the finishing instructions say to stain or varnish but “ our doors are NOT suitable for waxes, polishes, dyes or oils ( eg danish oil) as they do not properly seal the door and can lead to delamination of the veneer” i was was going to use Osmo like I have on the stairs and so many others on this thread, comments please!

Personally I didn’t bother with PHPP but designed what we wanted with loads of insulation, good glazing ASHP with UFH and MVHR. I think the local envoironment has a big impact on how the house performs and not sure PHPP could take this into account!!!. I DO know that the conservatory will overheat in hot weather ( if we ever get any?) but I remember ST saying that underheating by a couple of degrees makes a big difference but overheating by a few degrees is hardly noticeable. As we are getting older we enjoy the heat of the sun and we are looking forward to sitting in the conservatory in the shoulder months enjoying the warmth without the chill of the wind. Time will tell.

Can you not instal a silencer?, I built my own manifolds from plywood and lined them with acoustic foam but I am yet to fire it up so fingers crossed eh? -
My front door will be “ flush” and the B I told me 15mm max step is acceptable.

Gosh that is interesting, my treatment plant is 7mtrs from our build as I understood that to be correct, it discharges ( via a rumble drain) into a ditch that’s running for 10months of the year, ( however I am yet to get the ok from the envoironment agency ?).

I also went 2g not 3g, not a lot of difference in u value ( window manufacturer had their own glass technician to give optimum coatings). i agree with lots of insulation, and air tightness with MVHR . I also agree with DHW cylinder central to points of use.

Well it says that but there is nothing in place to make you do it!, the license from the envoironment agency also says this must happen but I am yet to find out how they enforce it. Yes of course it will need electric ( vortex uses very little) and they all require emptying at some stage but in my opinion the vortex ticked more boxes than some.

Yes I also used rubber type engine mounts but I also hung it from the roof timbers rather than fixed to the loft floor so no noise ( if any) could be transmitted down into the bedrooms. On another thread regarding sound deadening of soil pipes I remember it being said that concrete or “mass” was good at sound deadening so hanging from a concrete wall would be good I would have thought. -

I built my little kids a brick playhouse, used bricks left over from the garage, spare UPVC window, left over tiles from the roof even a false chimney pot, They never used it, it just got used to store garden junk. ?
