You need to move it inboard a bit. If it comes in 30mm and you seal it to the timber stud you will prevent any outside air getting behind the reveal plasterboard and into the service cavity.

Internal doors - standard sizes v making bespoke
Mr Punter replied to Tom's topic in Doors & Door Frames
Yes, you are making things difficult. Birch veneer doors are widely available and with an excellent finish at reasonable cost. You could use birch ply for the linings, stops and architraves. -
Submitting Objections- templates / best practice
Mr Punter replied to Conor's topic in Planning Permission
Only raise points that will impact you. Drop the bit about the sewer proximity and FFLs. The balcony and windows will compromise your enjoyment of your private garden. The size, location and massing appear oppressive. You will lose natural light into your garden, kitchen or whatever. @Tony K is a planner and may (or not) be able to offer proper advice. -
If you have an estate house built pre 1990, there is a good chance the lean-to garden room will be better insulated than the rest of the house.

You need sharp sand for bedding. The particles lock together.

Is this going to be an overdepth worktop to get into the cill or is it one where they can invisibly fabricate a bit a the back?
-
You may need some slightly finer material to spread on the lower areas. If there are high bits you may need to scratch out some material before you run over it again.
-
Do you really want a worktop that high? 900mm - 920mm is fairly standard. You could just do the cill with the same material at a higher level.

The trouble is lack of availability. Where can you easily buy this? Is there an actual stockist in the UK? Also, to get this to work it would need to be fitted at the same time as the steels or slipped underneath. Normally I just see the base plates shimmed with steel and filled under with structural grout.

I know someone who has a similar Right of Way over her property but it not abused by the neighbours who benefit from it. I am afraid there may be little you can do. If the Right was not made clear to you when you bought the property you MAY have a claim against your conveyancer or the seller, but after 28 years I very much doubt it.

In a new build you normally only need level access in the main entrance. There is a lot wrong with your patio door install and I would have been surprised if you did not get water ingress.

UVC in basement plant room but no drainage for overflow
Mr Punter replied to Thorfun's topic in Boilers & Hot Water Tanks
Is there anywhere on the ground floor you could site the UVC? It would mean hot water gets to showers and taps quicker. -
A site plan would be useful. I think it may be best to have it much more level, then steps down to the front door. You will probably need a retaining wall.

Cemfloor does not require grinding to remove laitance before tiling which is a saving of time and money.

I have used strand woven bamboo stuck down to 22mm chipboard decking, It gave a really solid feel. It is difficult to cut, especially with a jigsaw as the tough strands make the blade wander.

Some advice on how to proceed self build
Mr Punter replied to Paul Alan's topic in General Self Build & DIY Discussion
You need to block it off straight away. You could just fit a dirgo on it for the time being if the basin / shower are not draining properly, but allowing sewer gasses in where people are living is very dangerous. Some houses only have dirgos and do not have an external vent pipe. -
Some advice on how to proceed self build
Mr Punter replied to Paul Alan's topic in General Self Build & DIY Discussion
It looks like you are making decent progress. You could get Building Control to visist just to confirm that they are happy to date. Can you get the whole thing watertight? Very neat housing of joists into the wall btw. -
Nearly there and balcony pics
Mr Punter replied to Happy Valley's topic in General Self Build & DIY Discussion
It looks very good. Personally I don't like clear frameless glass balustrading as it makes the occupant feel exposed and it is not comfortable to lean on. Lift and slide door, views over the village and the struck pointing are 10 / 10. -
ICF and Foundation design
Mr Punter replied to Renegade105's topic in Insulated Concrete Formwork (ICF)
We have some 600w x 900d ground beams with a huge amount of reinforcing on 25m deep 300mm dia piles. Total overkill but we were too far forward with the SE to change and the project was complicated. -
ICF feasibility without a Concrete Boom pump
Mr Punter replied to Mrbehr's topic in Insulated Concrete Formwork (ICF)
I think stick built timber frame may be the most viable option. Hopefully you have sorted the emergency fire access arrangements. -
Flight by name and by nature it would seem.
