Don't go deeper than you need to. I have had 150mm cover on drains near to the building. Would need a bit thicker with RC capping if under a driveway.

External cavity wall - Building Control Approval Query
Mr Punter replied to Can_Do's topic in Building Regulations
The way the manufacturers show the rigid full-fill insulation is a world apart from how it goes in on site. DriTherm or blown poly bead with a wider cavity may be better. -
Is this confessions of a Tory Minister?

Get some quotes at a very early stage and work out what is feasible. You need to double your budget or halve your expectations or a combination of both.

I may be missing something and am no sparky. Where is the issue with the existing setup? If the cables are in decent condition, securing to the joists with some cable clips will keep them off the soil. Why spend money and resource stripping them out and replacing?
-
Why not just leave the ducting up there and top up the insulation? The ducting is plastic wrapped and insulated with glass wool, so is safe to leave.

100% knock down and rebuild. And get a price for the staircase before you entertain the idea any longer. What is your budget?

SuDS demanding cctv surveys of private drains
Mr Punter replied to Lewis88's topic in Rainwater, Guttering & SuDS
Very odd but at least you got the required consent. Hopefully at not too much cost. -
Clipped to side or underside of joists is fine.

No. It looks like glass mineral wool insulation.

Garage Development in Greenbelt/Conservation Area
Mr Punter replied to phykell's topic in Planning Permission
I am with @DevilDamo. Just get some plans drawn up and submit them for planning. PD rules don't apply for you here. If it is well designed and attractive there is no reason it should not get consent. You won't be listing arguments in the application, just decent drawings and careful selection of materials. I have known planners turn down PV in a Conservation Area. -
It is probably B785. Never used it myself. The B meshes have different gauges and spacing of wires, so I imagine they should be placed in the correct orientation? It will be heavy and awkward to handle.

I would want the £20,000 back.

Brick efflorescence and brick face erosion on gable end.
Mr Punter replied to ianmoone's topic in Damp & DPCs
I can't see a slate DPC. I think it has been buried. The paving looks like it could be above DPC level and the wall may be getting wet from rain splashing up. Can you lift a slab and investigate? The solution could be to put an ACO type channel drain along the wall. -
You need to determine the depth and route of the sewer and the extent and depth of your proposed extension foundations. Show this on a properly scaled drawing. If there is a clash, you may be able to deepen your foundations locally or bridge over the sewer. Diverting the sewer would be a last resort.

How expensive would you like your planning violation?

LPA don't make regular checks during construction. The full extent of the breaches may not have been apparent until the scaffolding was down. Even if they had LA building control, they don't care what the building looks like, as long as it complies with Building Regulations. The LPA will normally only act following a complaint, unless it is clearly obvious that the development does not have the correct planning consent. -
I am doing similar but need an extract duct hole. The floor is in place and I plan to drill through the ledger but if it is a pain I will chop a section out with cordless circular saw.

It makes no difference which way the below rafter PIR goes. Do whatever is easiest. You can tape the joins instead of full VCL. You will need some fairly long screws to hold the service battens in place. I guess the rafters are only 125mm deep.
-
Above or Below may be better to avoid confusion.

I don't think that a mechanism exists where the developer can be fined, other than for not complying with an enforcement notice.
