  1. Is that your damaged roof and lead valley in the photo? If so I would not have expected the neighbour's contractor to carry out the works to your roof without your consent.
  2. Even though it is engineered and stuck down you can still get a lot of expansion and shrinkage. I have replaced planks of stuck down engineered floor in the past by using a plunge circular saw and a series of cuts to remove and cutting the tongue off either the new or existing plank. Leave it a month or so and see how extensive the issue is. If it is pre-finished you will struggle to sand down and refinish any pieces to an acceptable standard.
  3. They need to give you a breakdown of the figures for materials on their estimate v the actual purchase costs. When was the quote produced?
  4. It is a shame the decorators started before the jointing was snagged. There looks to be a few bits that shout. Some of this may be down to the plasterboarding, some jointing and some decorating. Typically they all want to get done and paid ASAP and leave it to the next trade. Maybe @nod can give a few suggestions as to what to do now?

  6. Looking at this I would 100% go for demolish and rebuild. Is this what is proposed? There is no reason to stick with the existing footprint. You will get a house with no compromises and can reclaim all the VAT.
  7. I lose the inner leaf and take the insulation up to the outer brickwork. You could run the hollowcore closer for this area. A 25mm thick upstand of Celotex so as not to cold bridge the screed.
  8. We have often been asked to make some amendments by the planning officer. Can you agree some amendments to the windows at the front? It will get mighty hot in there in the mornings and if they are habitable rooms there will be no privacy and not much space for furniture. Also bear in mind that glazed gables are very tricky for curtains and blinds, so a poor choice for bedrooms. I think you could cut down the glazing at the front by up to 40% and still have a successfully resolved elevation. Maybe just agree to an extension on the current application and get the amendments done tout suite.
  9. That is so out of order. Will your Local Authority tip accept this? The skip firm will obviously be upset if it stays there.
  10. Best check with the lender. The CML Handbook should have all the information but perhaps is not definitive.
  11. Really? All I noticed was the missing toe board on the loading bay, but the scaffold lift is low so unlikely to to wandering around underneath. I would be more concerned when it was loaded out with several tonnes of bricks and blocks earlier and with the broken cement sheets in the skip.
  12. Make sure those cables are not trapped when you board this out. Also it is well worth lagging the pipes properly.

  14. Although it is not pretty, is there anything to suggest that the current setup has failed? Also, how did you get access for the photo? If it is easy to access you and currently watertight you could just get the wall meshed and rendered and order some aluminium copings that you could install yourself.
  15. It is a job best done in the summer. We laid 65m of 90mm on a job. It took a few days to coerce it into its final resting place!
  16. The regs in England don't specify a distance. Some you can install indoors!

  22. The osb will do a lot to stiffen this up but your SE would need to sign it off.
