Thanks for the response we hate the look of solar panels and I was quite suprised that if we had chosen to have full array on the south side covering up our exspensive slate At a cost of £9000 It would have only given us 3 exstra points and save us about £400 per year

Does a Sap report mean anything to the average home buyer We have ours now and I was looking online at local mainstream builds None seem to publish there results Is it that home buyers don’t ask Or is it that most are scraping through the minimum standard What is the minimum standard ?

Not a silly question We had the same dilemma last weekend Our neighbour bought us a lovely Wreath and we thought we can’t just not put it up If there’s a way to attach it I couldnt find it ? -
I used exactly this method on our floor joists But chose to bolt a timber in the rsj More for ease of fixing than anything else I asked the steel supplier to pre drill the holes prior to dipping and it took about 15 minutes per beam to bolt timbers in Once we had the in place

Hi Ian You don’t need strongbacks in a 4 mtr run If you use 15 boards on the cielings you need any nogs to support the edges on 400 or even 600 centres

It’s a double edged sword Going off what happened straight after the vote slates blocks etc went up about 40% But I think some of that was manufacturers taking advantage of the building boom Ive states previously that it’s not a good time for self building with laboure availability and costs so high If there is a crash these cost will fall and may even things out

Hi Pete 25 will be ok Better to have a bit of building up than to be a bit tight Don’t use more than a 5 mil float on Ditra It doesn’t need much for the fleece to grab- 6 replies

If it did need sealing and you haven’t clean off and get some heat in the bathroom for a couple of days Tgen give them a clean with a grout residue cleaner Replace any grout that has tarnished and seal all

Nah met set is structural I stud is much stronger than timber Very easy to patress no need for grumets Far quicker to wire than timber

There not any cheaper Most joiners don’t like them Some house builders use them pros Perfectly straight Easier for services Better sound proofing Fire proof I’ve used them on a weekly basis for the last thirty years Just find them to be so versatile The few studs I have in our build Mainly bathrooms I’ve done in metal Absolutly square and plumb anc no shrinkage

We were informed that Counsul tax was being charged from the day that the roof went on and the Counsul were using a rule that stops house builder stock piling unsold properties We contacted the valuation team and had our build removed from there register This infuriated the local Counsul In the end comensense prevailed and we were given more time But it was made clear to us that they could do as they pleased But don’t like negative publicity -
We have built in block and block No Parge coat needed We have just had the airtightness test While our window design of sash throughout forced on us by planners was always going to let us down no leakage anywhere else Just a bit around the sash mechanism If you do the d&d properly there shouldn’t be any leakage around walls and cielings

Your best route for soundproofing is MF studs If you have heaven cabinets I studs are stronger than timber and perfectly straight 50 mil 70 mil 90 or jumbo 150
