I have fitted bifolds over a 4 mtr opening But worked on sites with slide and turn The later are absolutely fantastic and in my opinion worth the extra money -
Yes you can Normally put a doc strip under the first block

Welcome We are in Preston So not that far away We have made a simalar saving to your calcs The price of your plot is throwing a spanner in the works With planning I would exspect you would be closer to a 100 for your plot We paid 185 Spent 200 valued 750 We could have saved 30 if we were just looking to sell on As you have probably realised Finding a viable plot is a challenge

I’ve read this topic with interest The fire bats that I’m using are 1200 x 600 and are made of rock wool ultra dence with a 3 mil gloss white fire paint on either side The ones I’m doing at the moment are wher two rooflines meet one is cut tight and wedges between rafter and wall Rafter should be set off 200 mill minimum Not always though A second layer 250 wide goes over the top Giving 200 mil in total Each layer is sealed giving two hours protection Ill snap a picture if I remember This system is used on ALL commercial Or a fire curtain system This large residential job has been stood for ten year when the banks pulled the plug All electrical etc have been rip out and plaster to find that they where relying on two layers of PB to do the job The problem is most site managers don’t really get involved in this sort of thing and rely on the likes of me to get on with it BC don’t climb around roof spaces They normally take a snap from below

Not really a luxury My wife wanted a larger utility room We added 50% to the original size and are using every inch -
Shop around For deep foundation design for two garages and a five bed house Two visits £355 Steels for main house Desktop a further £155 Very exsperienced Local Autharity Use him as There consultant A friend recommended someone who works for a stuctual engineering company He Wanted £3000

You make a good point Other than the EPC being a legal requirement The EPC is pretty worthless I’ve recently had ours competed All from a desktop While I was truthfull I could have told them anything They were Quik to tell me that they can only go off the information provided

First you will always be more exspensive with a TF house But The handy thing with TF is you can get on with the inside we’ll before the outer skin is complete TF easier to make airtight Brick or Block More solid Less cracking I’m familiar with both But decided on BB Time wasn’t really an issue But from foundations to watertight on a 3000 sq foot house was 8 weeks Jan to Feb But that’s with the inner and outer leaf complete I’d get some a few quotes for both -
UFH every tine. Very little difference in running costs When you have a lot of glass and low windows Combined with open-plan Its difficult to find somewhere to site all the radiators Also should you sell on at a later date It’s a massive selling point

Your best insulation is below the floor Even a 25 mil isotec sound quilt will stop the sound bouncing around

Without making excuses for your surveyor He’s probably getting a fraction of the fee you paid It’s more likely that the Bopas is Somthing that your lenders are keen to push To keen in your case A simple phone call may sort this out

Yeah I think they all vary The installer said he would no problem But to check with BC I think if I hadn’t mentioned it It wouldn’t have been an issue

A T shaped piece is exspensive But looks great I’m a tiler but decided to cough up the £290 quid for a T shaped Black Slate Though it does look nice

I found the site insurance to be exspensive No tool cover or plant just liability and fire All Adrian Flux required was that the internal be three quarter finished Electric and gas cert Wouldnt cover tools and plant Or Luxury items such as widescreen jewellery While we weren’t living there full time Though full cover as soon as it became our main resisdence

We used the broker ADRIAN Flux They weren’t fazed by no completion cert Or that it would be a month before we moved in full time A lot cheaper than our basic sb insurance

Just spoke to Hetas and the installer Both are contradicting each other I think it may be a Hetas cockpup As he tells me that his last inspection was three weeks ago To be continued

Initially when BC called for sign off I told them that the cert hadn’t arived BC said no problem I’ll pull it off the Hetas site But there was nothing there So I contacted him and he sent me his out of date reg number I wouldn’t mind He wasn’t the cheapest and is certainly the largest shop locally

I posted a few days ago regarding the non arrival of my Hetas cert First response was Dave Are you sure he is Hetas Certified Well I’ve contacted Hetas armed with his reg number He’s not been a member for five years The laughable thing is we steered away from shops that subcontracted the fitting In favour of a long established business Where The Co owner does the fitting himself I guessing he is a member of another organisation Would this satisfi BC ? The worrying thing is that he has given me an exspired cert number

Yes To be fair the ones that we use are jus an 8 x4 sheet ripped into 100 s just saves the screed cracking in every doorway
