I price all my jobs from a set out drawing But you have to have settled on materials to be used and of course the building method to be used Your drawing will say things like first floor elevation to be rendered Slate roof etc It would be useful if you have settled on a type of slate etc for a more accurate render

Normally you would have a hardcore raked out Our engineer insisted we put six mtrs of concrete sloping to a drain with an anti flood valve I was pretty pissed off at the time having to do this But I suppose it covers All basis Pictured is ME You can’t see my face but I think I was sulking

I think the section look nicer But the roller take up no room Ravelling into a coil above the aperture You need 320 above the door opening for roller I think the sectional need a bit more Pretty important to get this right I wasn’t sure which type we where using From memory I doubled up on the wall plate for this reason -
There’s nothing to stop you requesting tenders for all types of construction But once you have your construction drawing they will be quite specific to what you have settled on

If your going for a roller door They are all made to size Just bought and fitted one from easi fit 1200 including electrics Irish oak colour Would have been 900 in a standard colour 3.6 w 2.2 h -
I fitted a roller GD on ours It is very secure The clamps that are fixed to the top slat and the motor locks in place making it difficult to get your fingers under the door Let alone lift it

We have built ours 285 mtrs with a detached garage 5 beds 3 baths We haven’t shrimped on anything All German kitchen and bathrooms UFH downstairs 150 mtrs of Italian porcelain ground floor Sah windows throughout bifolds etc We have spent £220000 With about 20 k to come back from vat We could have knocked 30k off if we had compromised on what we wanted Your alway going to have service charges and materials But as already stated above The more you do yourself the lower the build cost I would also point out that we have been lucky with connection charges Gas Water Electric 2.5 for all three We have worked non stop for two years 3 long days each weak 4 days at our day job 7 nights A handful of days away from the build in two years It’s easy to be over optimistic with costs But there are savings to be made

No difference Except you will have yet another fee to pay If you need to use a quantity surveyor Some If the builders merchants will do it for a one off fee if you have an account with them Usually around £250

Well I was wrong We did get a final visit for our ten year warranty cert 8 minutes Less than a hour for the all project Hindsight is a wonderful thing But I would of kept hold of my three grand and in the event that we decided to sell Just taken a policy out retrospectively and perhaps taken Russes advise some two years back when I posed the question

There are some really cool ceiling speakers 600 x 600 from memory They fit flush to the plasterboard and are skimmed over Strict instructions not to skim more than three mil Never thought they would work Absolutely perfect sound

I set all mine out Something I do as part of my job But I still borrowed an EDM to check everything After all if there are any planning issues once the house is built The planner will use an EDM to check your setting out

More than anything you can save time and money by knowing exactly what you want Costs can rack up with indecision You can do a lot of your prep work online Or on this forum You will gain respect from your builders if you are clear about what you want Good luck It will be well worth the effort
