It needs to be your main residence Counsul tax ALL utility’s in both your names We wanted to rent our home out rather than sell Our accountant advised against it Especially if we intended moving back Though once the new build is officially your main residence you can sell without Capital Gains almost immediately

You would perhaps be better Striking deals for materials yourself and getting contractors to zero rate labour As pointed out they can zero rate both But for a one off build most will add a considerable mark up on material Especially if they are having to stand the vat each quarter

Just looked at your location May be a case off supply and demand It me be that his order book is very full and another just as capable builder may be coming to the end of there busy spell Though some of the rates look quite cheap While others don’t There should be someone along shortly with a copy of the builders bible Though most builders haven’t heard of Spons

Anyone been to Manchester City centre lately Have a look round Everywhere you look there are cranes Must be several thousand building workers These places dictate rates We are spending 4 hours per day driving 33 miles into Manchester each day We are working on a ten story office block Next door to a building we fitted out ten years ago That is now being gutted All this work drive up the prices for smaller jobs You can bet if the lads are being paid £225 a day the firm will be getting treble that -

I use access panels on-site sometimes as mad a a dozen on one ceiling So they have to be pretty airtight They are also one hour fire rated (metal) Massive array of sizes I would use one of these and buy a cheap lift ladder separate -
Unfortunately the builder has the same rights as any other trader You have to give him the opportunity to put right substandard work If he doesn’t you can get someone in and charge the cost to him Even if his retention doesn’t cover the amount Registered letter with seven days to respond The scaffolding is his Less messy to let him take it and get your own when you are ready

While I’m not a tree surgeon I felled more than Thirty all ash They are a pain Shallow roots grow very tall and prowl to disease The plot was empty at the time But I’ve since cut six more after the house was finished with the aid of a cherry picker I’m not sure where they get there prices from

Definitely Great for tiling on but you need the floor to be pretty even for flow screed With a typical semi dry screed on a floor of 150 m2 You will have 20 tons of screed flattening your insulation

It really won’t matter if the floor is uneven Especially if the sub floor is just a bit rough once the membrane and insulation is down The weight of the screed will help even things up and leave a flat surface
