We did most of the building work ourselves But to get started we approached a local Architect for drawing and building regs and engaged a SE Pretty much the same as you are intending to do At a similar price Whilst I think professional fees can get out of hand I think what you have been quoted represents good value and will making it much easier for you to get coatings If you engaged a builder to do this He would do exactly what you are doing with a charge on top for his or her time Good luck with your build GARY

Which ever system you choose A well insulated house does need much heating We never heat the first floor and have the UFH stats set at 18 The temperature rarely drops and when it does the boiler kicks in for a few minutes It costs peanuts to to run But I do agree at some stage soon new builds will not have the option of gas

We decided against ASHP for a couple of reasons I think if your home is well insulated bills will be low regardless of which system you choose

Unfortunately Tile trims are geared up to transporting in someone’s van So 2.4 is typical If your tile supplier can be bothered They can get you a 3 mtr trim I pay about 3.50 for a ally trim For 3mtr it’s about £12 rack With postage for a tube at about a tenner I normally piece them

I think for the purpose of helping those that are in the planning stages and trying to get a feel for coatings We could break it up into several categories Turn key myself and a few others doing most of the labour and something in between and you have the spec of the build I know on our build we could have saved thousands had we needed to

No I wouldn’t have included borrowing costs or rent in the build cost but some may want to highlight them Why I say this Is one member wanted to include the land cost which would make costing pointless

No land to be included BUT We included in our £830 m2 everything in the house plus two d garages All fees and connection charges We had no borrowing costs But someone who has would be justified in including those

Tiles shouldn’t be noisy on a solid floor They are certainly not cold on a heated floor

I’ve put 159m2 Largest single area 95 m2 I can’t say I’ve noticed any problems If you go down the route of carpets it sorry of defeats the point of UFH Your other option is Engineered wood Perhaps noisier than tiles

The planners do tend to play with your lives Which has been a source of frustration to most of us on here For me it was the only time I felt stressed throughout the build

You are best hiring a small breaker Much quicker and cheaper than ruining your own drill Anything that is so hard that it won’t come off with a breaker can be left and gone over The brick that is pictured looks smooth Which is perhaps why it has blown You will need to do a slurry coat prior to scratch coat scratch coat + Wet dash coat £30 m2 UPVC beads Extra for stainless Add a £1 for white cement
