  1. For something like an extension there are quite a few people who advertise plans drawn You may be able to cut yours down to about 500 But you would have the submission fees on top of this
  2. I think they are much of a muchness We paid £ 700 for a flush Italian extractor Very powerful Was it worth the money Probably not But it looks good
  3. Mostly eBay Its surprising how many people have one or two items to clear Or like the Geberit Just surplus to requirement The chap who sold me those said they had been meant for under a windows on a job and the window was to low The client had paid for them and they had been in his yard for twelve moths We bought all our Hager Rcbos From eBay Mostly Electrician’s with a couple over Manage to buy 19 of the 20 needed Saving a couple of hundred quid The list goes on
  4. I’d three to do If you had the time to search online you can save a small fortune I found a chap that had four Geberit frames When I called him he told me they where ordered and paid for for a job but wasn’t used £350 delivered Then we found three Hans Groughe showers at a fraction of the price We wanted a fee standing very heavy bath Sale price £1800 A chap local to us had one a return from bath store 600 Absolutely perfect Bubble rap instead of the factory packaging Well worth looking
  5. Wow that’s a lot of money I’ve seen these before a steel core and surety glass is over the top If you watch some of the police programs that are on tv all the time See the trouble they have battering a standard UPVC door down Cops worst enemy was how one described the plastic doors You can add laminated glass to either side for extra security for much less than you have been quoted
  6. We have a golf course at the back of us With a sewer manhole about 15 mtrs from our property Situated in a wooded area We contacted NW water to see if it would be possible for us to connect to this They sent someone out who said it would be possible and would workout a quote 25k plus vat To run 20 mtrs add a manhole just inside our boundary that we could run our foul drainage into While would use a contractor We couldn’t without there permission A friend who does local Authority work said he would get about £1800 plus vat plus materials
  7. Unfortunately you don’t need a completion certificate to move in we instructed our solicitor to draft a letter Our solicitor informed us of the change of law they where using to justify there actions The letter prompted another visit We where told While we realise you can not move into a house Without water or power We are prepared to give you eight weeks to get the house first fixed plastered and all electrics and gas finished Then you will go on 50% CT Then full CT Agree to this and the arrears that you owe will be cancelled If you haven’t completed your build in this timeframe It is because you have chosen not to In any case you will be liable for CT Wether you move into the property or not We tried everything I was told that I was missing the point The issue wasn’t wether the property was safe hygienic Certified or complete
  8. If they are going to be your new neighbors it’s not worth upsetting them at this stage A £1000 isn’t a fortune in the grand scheme of things So your neighbors may make a couple of quid out of you Let them have this little victory If you get the water authorities involved they will probably offer your neighbor some compensation
  9. I think that when you register your new address it seems to trigger CT interest I think I would leave it a bit longer before registering next time
  10. We thought that no water connection But you can no electricity But you can It was like talking to robots They finished by saying We think your house could be livable in eight weeks If you don’t it because you have chosen not to when they visited us we had no first fix electrical or plumbing Porta loo but only the neighbors hose pipe and good will for water
  11. Quotes will be quite slow at the moment Everyone is very busy trying to catch up with work that was in before the lockdown May be worth trying a couple of other companies
  12. While I stuck a rip of cement board under the ones to be rendered I glued a 45 mil trim that matched the frame on the ones that weren’t rendered
  13. This is the real problem is this guy local to me has ten packs All BG Lets hope he gets stuck with them We need four packs per week to keep us going If the BMs didn’t keep us going I would simply use someone else This why the are restricting the one man bands and DIYers This Fellow is a timber supplier He also has toilet rolls ?
  14. If he is a contractor and buys regular The diy restrictions won’t apply I collected forty from TP to Finnish off a job two weeks ago
  15. No don’t It won’t make any difference to your plasterers If you must fill anything Run a tape the full length of the joint as the tape won’t stick once your filler has dried
  16. There’s no need now BG are going to be back Up to full production by the end of next week There’s no problem getting finish from BMs
  17. Some friends used Cumberland BS To finance for two years then convert to a standard mortgage

    Scaffolding

While there’s no such thing as overruns on site Scaffold companies will sting one off jobs I was quoted 8 weeks before extra charges kicked in Thats for a tradition built five bed in Winter Barrets would struggle with that I paid 2400 No vat Allowing 10 weeks to build and slate Dropped and rebuilt for render Allowing four more weeks Two grace then £40 a week Three years ago Most seem to be Quoting around £20 m2 locally to me now
  19. This is all I did with ours I was tempted to use an oak ply But thought it may look a little dark
  20. Encon
  21. I wouldn’t mention the boundary error We had a similar situation that worked in our favor and was advised that fifteen years had past with us maintaining the land in question So it would be to late for someone to reclaim it Dual ownership would be a likely option As soon as you mention building another house You will leave yourself open to paying some money out There was one on GDs recently that held there build up for 12 months While they had access for themselves The farmer Insisted there was no access for there lorrys for there build Settlement was reached on the day of the court hearing Predictably
  22. The problem with Scaffolding these days is that it is to close to the building So anything dropped stains the brickwork or render In my job Wet and dry dash has become a nightmare Leaving a flat line or bunching where the Scaf boards have been
  23. A grand a week is a lot when you think most won’t have holiday pay or sick pay It’s not unusual to earn twice that in other trades Brickies deserve every penny in winter
  24. You need it in Manchester We are only 30 mile away If we set off later than 530am it’s take two and a half hours to get there and park up If you find a car park in the city centre that takes vans
  25. If it is of help Rates where I’m working NW (not Manchester) £280-350 per thousand Block-work 20m2 Silo & Tele handler I would allow a bit more for a one off and most are making wages up if bad weather or any other hold ups Though tax incentives are better in a self build ?
