Quite a few on here have gone with Rational Who seem to do most things Though done of there online reviews are pretty bad

We are in a similar position Two plots with Planning in principle We intend to build one for ourselves and was hoping to at least do the foundations on the second The Architecht has suggested that this could jeopardize the Cil on plot one and thinks that even submitting plans for plot two may jeopardize plot ones Cil Any thoughts Sorry to hyjack your thread Barking

Material shortages seem to be getting worse I rang TP for two packs of plaster and was told they only had one pack in and it would be two weeks before they got another delivery He also told me they are completely out of felt batons and scant

Everything at the moment Even something like staples are in short supply The government has caused this by people people to stay at home Something we will have to put up with till September when hopefully the government will end the free cash Cement is in very short supply at the moment

Looks fine Any leveling or straightening Has to be done prior to the tiles going down

A friend of ours has been getting plastering and tiling quotes from trades that normally do private jobs Quotes are coming out roughly twice what I charge as a long established company I would invoice 30 days after the job is complete With 30 days to settle The government are not helping by paying trades to work part time Or not at all -

It can be done We came in at 815 m2 for our build 5 bed tradition 283m2 plus a dg But did most things ourselves We intend to keep the cost und 1000m2 for our next But have to take most things on ourselves If you go the TF route It will cost quite a bit more than traditional Also labour costs are sky high at the moment

If you are looking at a turnkey build You should be budgeting around 2000m2 depending on finish

That’s a lot of down time per day Tgey would be substantially less if he was on a price There is a massive difference in productivity between all trades Even at £22 per hour he can quickly exceed what you would have paid on a fixed price Though if he’s getting through the work I would worry about the breaks

Mainly every thing being square and parallel The upper floor to wall cut out was 2575 So I brought the finished plaster out to 2.5 which was the measurement that the stair company had worked off We finished up 30 mill nearer to the loo door than what I wanted But the stairs fit in like a glove No horrible nicks or knocks on them

Yes I fitted them myself I did all the plastering first so as not to spoil the oak So the measure had to be spot on Thelead time was six weeks But with the government encouraging employer to Furlough staff It’s going to be much longer than that

I’ve had an account with Berrys for the last 30 years So I didn’t shop around If there’s any problem Berrys will always sort it out we paid £2300 The spindles are yellow pine to save on the notches Heres a better picture

A QS will give you a rough idea But ultimately it’s down to you to check every penny No one will look after the money better than you

How easy is it to break up a main contract?

It’s very easy for both sides to break a contract If one approaches the other and simply states I’m running out of funds There’s very little point carrying on If you go down the route of individual subies As many have done one here Its unlikely that any will sign a contract Or have the funds to back it up If you go down a main contractor route It wouldn’t be unreasonable for you to bring in a demolition contractor Then a groundwork’s company and have the builder take over from there Your best way to protect yourself and the contractors Is to agree stage payments and stick to them Then at least your paying for work done or materials that are on your property- 1 reply

Water will quickly drain through the tiles But I would put a drain the full length of the doors
