It’s very difficult at the moment with materials nearly doubling over the last couple of months Plus one with Steamy regarding Architecht and also a very good point made about choosing your contribution method If you are looking for speed Look no further than TF But TF kits are costly Traditional will come in quite a bit cheaper But take longer to get to watertight

Yes BC where fine ALL sites are done like this I set my joists at 600 and they are solid

It’s normal practice to for ends not to be supported As long as all edges are glued I set ours at 600 center’s and they have been fine

If it’s a sand and cement screed Not concrete You need to leave it 12 weeks minimum to dry out and finish shrinking -
When we put the MF ceilings in All pipes ductings and wires are usually in there You could run wires on top of the MF But the edges are very sharp Mostly the wires are clipped roughly in place to the underside of the floor The electricians normally come back in for an hour to cable tie lights etc in position To the top of the MF prior to insulation and PB At 400 center's there really isn’t much room up there

A fibreglass roof is bombproof Pooling or lack of fall won’t effect the roof You need to be careful that you don’t have to much fall As the top Seddons won’t get enough water

Many builders use option 1 due to time restraints I would always get all the drains and services (Ducting) in with the foundations Photographed and filled in If you do this after the scaffolding comes down You start again with all the mess and it all gets tramped into your new home -

Yes a novice can bead the corner with easi-Fil Just butter both edges of the corner with filler Then gently tap the bead on and clean off the excess -
The bit of good news for All Is that while trades will still be busy Those that are claiming the government handout Have till the 4th of June to claim there hopefully last government handout So normal service will resume

This has been going on for the last couple of months Sites I work on have gone from 2 days notice to seven for silo refills Partly the building boom Partly government paying companies to run short staffed

Easi-Fil is cheaper and easier to sand

Your limited for insulation You shouldn’t even put plasterboard in there Most just add a couple of coats of render or cement board and tiles

Just watched homes under the hammer A couple in Wales who have there own lettings and building companies Renovated a property for an investor Total wreck Back to brick New sash windows doors small extension NES kitchen bathroom re wire and plumb Boiler Full re plaster and damp course 15 months Total spend 16K Even with lower regional wages I find some of these hard to believe Im sat here working out the CG for a rental that we are selling We fully done out 10 years ago 2k spent on an electrician to do the rewrite and £ 200 labour to straight swap the boiler We did the rest ourselves £11400 on materials If I had charged for labour we would have been close to 20k Whilst these programs are good to watch They an be misleading

The construction type should t make any difference The foundations will be designed to cope with any flooding

Most companies will offer to knock the vat off for cash
