  1. Thats a very good price. mine does a great job on porcelain tiles (have mud magnet dog) not tried on any other surface

  3. yes big ouch but I have about 400sqm of porcelain in and out so it pays its way. Thankfully it doesn't stain or grow lichen it just holds the dirt. I am not safe with a pressure washer I would have it everywhere lol
  4. I have non slip porcelain outside.....its a nightmare to keep clean (its very pale colour). Mops just stick, steam mop ditto, a bucket of soapy water and a deck scrubber and lots of elbow grease was how I did it then I found a machine to do it. Got it from Lakeland its a Bissell crosswave, designed for indoors really but does in and out really well. Not cheap but it does the job for me I have a lot of sq m of tiling to clean!
  5. There are lenders that do it. I know someone who did a lifetime mortgage last year. Mainly Timber clad and some render, flat roof. Not all lenders will do it but they are out there you just need a good broker to go to the right lender. Not all brokers are on panel for all lenders so worth establishing at the outset if they have any experience with this type of build.

  7. Guttercrest made some bespoke pieces of downpipe swan neck etc for me. If no luck with them the fabricator I used is in Kidderminster so not too far from you. I can let you have details if you have no success with guttercrest.
  8. I have a wetroom with no window (has a sunpipe but that is not opening). We rely on MVHR for ventilation. MVHR is fine on regular extract mode for normal usage but I feel it needs the boost when very powerful shower used. I always use the boost for shower and its no problem, the only thing I wish I had done differently is to have a humidity sensor installed in there so it would boost automatically rather than me havimg to do it manually. I am currently exploring a retrofit option on humidity sensor. I also have a w..c with no window and that is fine on normal MVHR extract. My other bathroom has a floor to ceiling opening window and that is usually open on the tilt setting....might be unnecessary though and just habit.

Having looked at companies house I can see the sole director of E R Aluform is Mr Edward Brent Rigby who was until December 2016 also a director of Velfac so there is clearly a relationship........ I would get on to Velfac and ask them to give you some names of alternative installers in your area. From what I know when we were looking with them your install contract will have no direct connection to Velfac themselves, separate company etc. Focus on your build if your windows are delayed knock on costs may escalate.......I would get your windows to site asap then at least you have them safely in your possession. I agree on Velfac being a slightly different install to other windows but with a comprehensive manual from Velfac other fitters should be able to get them in if you can’t get a Velfac approved one. It will be months before any creditors see anything if ever.....loss of 50% of install fee is better than 50% of cost of windows, I know it wont be a small sum but it is not a huge one in the scale of things.....our resin drive installer ‘went bust’ owing us nearly £2000. Sadly no assets to speak of...Ltd company of course....what little available taken in fees by liquidators as usual. There is an address for Mr Edward Brent Rigby on the Companies House data. He also has a linked in page. Might be worth exploring a little. I uncovered some interesting things about our drive man ....things he had withheld from his statement to wind up the company....ripples can have far reaching effects and though I may not get my money I will see he never holds another directorship.
  11. @davidcif you are looking for an eq rel/lifetime mortgage once you have built then via a specialist broker is the way to go. There are a few lenders that deal with 100% timber the broker will be able to access them. Very few of these loan providers deal direct with the public as its a highly regulated area.
  12. That is not correct others lenders will do it, not for build though just once complete. Think Ecology do it for build and then you have to remortgage once complete?
  13. Not done it ourselves but yes do know of one where it was done. Limited lenders who will do it and think a build warranty will be required.
  14. I didnt need all that for site insurance via buildstore. I took a warranty but with an unconnected company, the site insurance had no effect on warranty they are different.
  15. @patp it would be as long as war and peace to try and write it all down here...suffice to say our hopes of coming in at 550k ex plot were very optimistic. I always wanted a Huf Haus but they are mega bucks...went for sensible priced tf alternative and it turns out I could have had my Huf Haus for what we ended up spending. Our failing was putting trust and faith in professionals and every time we questioned in early months we were fobbed off and by the time we realised the extent of what had been going on we were too far in to do much about it. I guess it cost us a good 50k on mismanaged errors and stuff plus the nigh on 50k paid for professional management.....plus some quotes for trades I didn't sort myself seemed high......leave you to draw your own conclusions as to why and where the ‘extra’ went....... Still got some things to get finished too......i.e. fascias, thresholds, garage internals......... The stress of it all made me so ill, I ended up in hospital. I don’t even want to think about it.

  17. We had a more limited choice of film due to having laminated 3g glass. If you have regular toughened 3g its not an issue. Some film providers had recommended film that was not suitable for our glass and the risk of cracking would have been much higher, others just said no film on laminated 3g. The supplier we used was excellent in researching the correct one for us. They got advice from Internorm (for warranty) and the glass and glazing federation and St Gobain. The Sentinel SX50 by Solarlux (part of St Gobain) was the best choice for us and bonus that it came in a bigger width (1875mm) too so would do our big sliders which are 1650 wide each pane. Our supplier did a great job on the fitting too. A guide to 3g and film which St Gobain gave us plus the spec sheet for our film.   18. After quite a bit of hot sunny weather recently the window film we had fitted last autumn has now been tested properly. I am very pleased with it - given we had a serious overheating problem and this was the only really practical retro fit solution to it I was keeping everything crossed it would work. Well worth the money.

  20. This is the membrane we used...its very thick and bobbly and we had special mushroom fixings into the eps. It went on before the aluminium flashings and we filled up with the gravel for drainage then the hardcore for the base of drives/paths/patios.
  21. @AnonymousBosch be careful you don’t spoil your house for a few £’s....... all that rubbish stuff on walls in pictures on internet is just that...rubbish. Your walls are your canvas and have a big impact on your finished home. Personally I am not a fan of the ply wall finish but can look ok if done well.........why not just plasterboard and tape as mass market builders do, you can always skim later if required and when labour costs drop. Its the skim work that costs the most bucks,
  22. We used a membrane....remember it was £250 a roll, had a full roll untouched and pm took it away as had a buyer for it, never seen it or money for it since....can find the name from invoices if you are interested.
  23. Same here on labour.....criminal isn’t it! When it all slows down they will be begging self builders for work at £150 a day
  24. I posted a link to the ‘paper’ used by the German kit house companies. A sort of glass fibre fleece lining paper. I’ll look out the details if of interest.
