You definitely cannot hang anything over the boundary line planning may allow single storey on the boundary, but foundations must not encroach the boundary either I doubt that planning would allow two storeys on the boundary -

Whatever the cause it will need fixing, my advice would be to offer very low or pull up stumps

I am suspicious of actual gaps between the sheets of insulation allowing moisture to condense in the render in cold weather along the gaps, what insulation was used and what did they fill gaps with. i have seen similar on aircrete blockwork where every mortar bed shows up darker due to being colder and wetter -

I did respond to the consultation saying ENERGY USE REDUCTION - ENERGY DEMAND REDUCTION should be the number one priority Floor U-value (W/m2.K) 0.1 External wall U-value (W/m2.K) 0.1 Roof U-value (W/m2.K) 0.1 Window U-value (W/m2.K) 0.7 Door U-value (W/m2.K) 1.0 Air permeability (m3/(h.m2) 1 ventilation Heat recovery no more dormer windows unless U =0.1 for walls and roof same for extensions The elephant in the room seems invisible, action on the existing stock is needed (some use it leverage poorer standards for new build)

Hot water pipes will loose all their heat to the house insulated or not, heating pipes in the house will only loose heat to the house during the heating season boiler pipes should be insulated to reduce summer overheating load

I have seen lots corbelled , no steel, no gallows bracket and no wood, no falling down. the prof of structural engineering at Cambridge University told me once that if a masonry structure can stand for 5 mins ti will stand forever BUilding Inspectors like belt and braces as no liability on them and they don’t have to pay for it. -

Upstands are not at all like normal trays, they additional little wings that are part of the tray that stand up behind the wall panels or tiles to form a failsafe waterproof seal -

If tray, it absolutely must have upstands, = failsafe and can’t leak -
For oak, nothing is best as it does not ever need redoing, if you must then outdoors boiled linseed oil indoors waxoil

If a wood lining we used to lap the soakers over front edge and copper nail them onto it dressing them round it and onto the top of the tiles, that worked well You are fortunate at the top of yours to have the eaves overhang as it gets more demanding up there usually -
Making use of excess solar heat and storing it is a workable idea that will l hope be built upon in the future.

It works a bit, not as much as I dreamed that it would, I have one thermal store and one house basement floor cold through the winter til some point in Feb when the basement starts warming up again it does not overheat the house remains cool in summer only struggling if we get an heatwave that lasts more than three weeks - rare those are In Alberta they have one store for 52 homes and that supplies 80% + of their heat and hot water, it is +30 in the summer, -30 in winter dlsc.ca

I like soakers, even made of dpc, must be welted on the inside edge no mortar I like a black or brown UPVC or finer glass ali or other metal reveal that wraps round the tiles and lines the reveal, window siliconed to this and screwed through behind that, can be fixed to window frame and offered up in one piece . warer runs down hill and doesn’t get at battens
