  2. the bank normally recommends a QS, dont expect to get much change from £1000 per visit.
  3. minimum 13 tonner. depending on the rock, it may be quicker to drill and charge it with non-explosive splitting charges to speed the pecker along. https://www.sms-wales.com/nxburst-faq.htm
  4. all those jetted baths ive come across are stinking bacteria ridden pits, they need constant and very thorough cleaning. Almost as bad as hot tubs. think carefully.,
  5. hope you left a good 5 foot of trunk above ground to make getting the strumps out a breeze with the digger.
  6. be careful you need planning to demolish. If you demolish prior you could be refused a replacement.
  7. if your architect cannot give you 3 names then get another architect. get the build professionally priced so you know what it should cost then go out to tender. Pay in arrears for work done against the QS and you wont go wrong.
  8. unless you have a min of 5 brickies on site just use a mixer.
  9. Approved doc H. you already read it ? It's what BC apply.

  11. You will be seriously limiting your pool of buyers, depending on the property type it may not matter but if its the sort that a mortgage will be needed you are essentially devaluing it to save a couple grand. They only cover major structural issues anyway they are not your landlord fixing every little thing.
  12. is the wall structural ? Could get over it with a steel ?
  13. probably just need re-sealing again, cheap to do.
  14. i think you proved my point. Never specced a 1m or 1100 or 1200 window etc?
  15. dont forget they will weather and lose some of the newness over time.
  16. a better method is to use pre-made closers/formers. you will get a better quality opening as the brickie isnt using his level, they are guaranteed to work brick and you have to fit closers anyway at some point.
  17. never work off printed or scaled plans ever. Have the plans printed by the architect withy every measurement on it. every wall, window, door, nook and cranny. You will then be able to correct openings to work brick so you dont end up with crap cuts everywhere something architects seem incapable off.
  18. 3 phase is a very tight fit in a standard recessed meter box dont forget. What we did was have 2 of the phases capped in the ground just below the hockeystick in case we needed them in future and have a normal single phase supply and meter.
  19. very hard to mix packs when the scaff loading bay has room for 1 pack and the muck tub.
  20. vent the top and there will/should be an air brick in it as well near the bottom. You can physically cap it to weather tight it ass long as you add a couple air bricks to the stack at the top.
  21. good to see they accept CRL warranty. They are the ones that went bust leaving their policies worthless.
  22. there is also a kit to connect the run to 110mm drainage
  23. wow just wow mother nature
  24. good. insist on remedial works to bring the floor into line with NHBC, your warranty will require it. https://nhbc-standards.co.uk/9-finishes/9-1-a-consistent-approach-to-finishes/9-1-5-floors/
