  2. work backwards from the m2 sale price for your location. You dont want to spend 500k when it sells for 250k
  3. that was your fist mistake ringing them up, should have cracked on and got it done.
  4. call up enforcement and ask to meetup on site. Ive allways found them reasonable. Ask for specifics what they want. ref scaff if it was put up by a professional pass on their details etc if you put it up then ask a professianl firm to come inspect it and give you a cert. If they are asking for anything blatently unreasonable tell them that and say you will appeal any enforcement and ask for costs. Appeals take a year so you will have likely finished the build by then anyway and it will be moot.
  5. here is marmox detail for shed build.
  6. it shouldnt be a massive job to overboard with 50mm anyway. Cant really blame the builder the regs are constantly changing and are different for different jobs.
  7. if construction drawings weren't paid for or used then its all down to the OP. penny pinching.
  8. send the bill to the architect if he hadn't drawn it correctly or at all. If he did the builder pays.
  9. they need to start spending on upgrading the network. trebling the sizes of pipes etc. They charge enough for new connections and then just pocket the cash and do nothing. keep fining them heavily until the message is received.

  11. any ducted extractor is going to shift the stink miles better than a recirc. we have the neff downdraught and it say is removed 10% of the stink if that. I'd duct it next time and take the air-tightness hit.

  14. is it wide enough ? from outside of handle to edge of frame needs be a min 750mm
  15. its just another tax and fee. Unless you are blessed with a large plot where you can put a load of trees it means off siting the requirement, after paying the ecologist 5-800 quid for the paperwork. plus side self build is exempt.
  16. is that a plastic roof panel used for shower screen ? Top idea! not sure about the rad inside the shower though.. Nice tile job!
  17. the only way to get combi levels of hot water with ASHP is more tanks and a higher storage temp. From our experience 3 x 250 L at 75C would mean zero chance of running out, below that we do run out at times, not often but it happens.
  18. A lot of porcelain manufacturers advise not to lay in brick bond anymore as the larger format tiles are not exactly flat and bow slightly in middle due to the firing process which leads to tiny lips everywhere which is a trip hazard. When i did ours they were not too bad but still went with contemporary bond to make sure. What grout did you use ? Went for flowpoint which worked out really well, easy to do and quick.
  19. hmo look out. the valuation office have started doing council tax bills per room for HMO's instead of 1 for the lot. Hello 8k pa council tax bill.
