  1. engage a planning consultant not an architect, they will frame the application (outline ?) with a view to appeal from the start. appeals are free.
  2. so your new floor is 10cm lower than the old one ? They need to be linked really, you can allways use a paint on blackjack type dpm direct onto block or brick (not plaster) to link the two.
  3. dont bother limestone its old hat these days, stains and goes green in no time. For the m2 prices you have you could get porcelain. much better product.
  4. Western power dont give an option of single phase on any new builds. Not to say you cant have a single phase meter (wee did) after the 3 phase cable has been connected.

  12. havent you got a plumber already ? Ours had never fitted a heat pump before but there is really nothing to it. A flow and return, a cylinder and sparkey runs 2 feeds to it. Hardest part was us setting up the programmer. Took him day and half to plumb it and 2 hours for sparky to wire it. All the parts are in the plumbers merchant.
  13. Depending on your time of day useage you could be saving north of 40p kwh for on saving sessions. This is why vehicle 2 home with 70+KWH of storage at 11kW peak is very attractive option come the winter. Savings per month will be significant.
  14. forget about the grant for self install. think of the grant as a TAX its adding cost to the install not making it cheaper.
  15. why do you need I beams ? for a shed that size 4x2 for walls/floor and 6x2 for roof is perfectly fine. scarf a ridge board from 8x2 and you set. If your cladding with OSB double check the OSB is not in fact 6 x 4 so you dont set out 400 centres and find they dont land. save a fortune.
  16. never ever pay any subcontractor a fee based on a percentage of your build. Total rip off, they are scamming you based on the postcode. Same plot in a London postcode gets them treble for same amount of work. They get away with rip off services because they can, similar to solicitors taking months to do a completion that could be organised in a day etc.
  17. if you are wanting a lender to lend you the money be very careful with exotic non normal builds as they may not lend against them.
