  1. check your planning permission notice. As for the garage, ring the VATman and ask him. If there is any even slight hesitation pull it down. Losing the VAT reclaim on a 200k build doesn't bear thinking about!!!
  2. i wouldn't say underfloor is cheap its probably 4-5x more expensive than a gas combi and rads. All depends on what spec you are aiming for, bargain basement the go for it. If you are going to live there a while or want to realise top end price for it then look at underfloor, 2600 ceilings etc Personally would never go back to rads, even upstairs now.

  4. paid to agreed in advance milestones subject to negotiation as thgings progressed. For example, roof tiles arrived two months erarly so we paid after a month (builder gets 30 days) part of the roof works price, he produced the invoice we paid said amount. Sometimes factors outside everyone's co0ntrol comes into play, weather!, so have to be pragmatic. Don't expect dates made in advance to be hit. Our roofers for example were weeks behind as the weather meant they were many jobs behind. They came and battened/Tyvek to get it mostly dry so we could continue second fix which was appreciated. I'm not sure they would have if we were on their case every couple days saying where are you, you were meant to be here 3 weeks ago etc . My observation from our previous self builds is the building game is all about compromises from day1, some you will get right and some you wont.
  5. I expect there will be an uplift on it I expect that triggers should you get planning. Have a look at your local plan from the council to see if its in the area designated for building. Farmers dont miss a trick!

  8. incentivise them, asking price they get X your stretch price they get Y. Make X below 0.75% of asking. Try not to drive the trades mad with constant questions/nit picking. If you see something you dont like ask the architect first as it may be your problem and it saves hassle with the trades. We had a weekly meet on a friday with the gaffer and discussed anything that we wanted to bring up or discuss. This was made clear at the start of the contract/build. No friday meetup no friday pay. He only missed 1 and it kept things on track.

  13. Seems my OCD is working really hard to bankrupt me.... So I've seen these door latches which are flush no sticky out part. As I'm already sold on the hidden hinge these are going to be a must have. Googling doesnt seem to yield a supplier... Any ideas ?
  14. Just workout the head (how much higher the mains manhole pipe is from your pump in the bottom of the pumped chamber. Even the dirt cheap ones can cope with10m of head with little problem.

  16. get the merchant to put them down as slabs on the paperwork, job done.
  17. they made for 600 opening and you wouldn't want any smaller to get in and out off. if you've not already platsterboarded you will get them in no problem.

  19. Not freestanding, built in type. Anyone have a good source where can supply ready made or in kit to fit on site ? Ones I found are horrendously expensive.
  20. sure it will attached example. Banks use it, they can provide a detailed stage pay report if needed. You can then use it to agree stage pays, foundations, slab, 1st lift etc. As peter says you will need to tweek it to suit but the hard work is done. gantt351812.pdf qs.pdf
  21. https://www.estimators-online.com/ couple hundred quid. they will need plans and elevations. Will produce you a full QS and build schedule based on standard rates. They cant guess 2nd fix stuff, kitchens, baths etc but you get the idea.

  23. i think you misread it Peter, estimating service = QS. They are a QS service albeit remote. The OP didnt have a QS but did have an Architect on board, they could assist the OP in stage pays against an agreed schedule.

  25. I wouldnt buy the mats, Id sub out packages of work to be completed. This way the subbies cant blame you for not finishing what xyz wasnt on site etc Still price the mats so you have a rough idea of cost though.
