  1. QS is for your protection really, how do you know if you are getting robbed ? QS will detail every bag of cement, nail and tube of silicone along with the 'std;' times that they should take. Obviously the QS is as good as your plans and there is some wiggle room. But for a couple hundred quid you have a fully costed schedule of works against which you can agree stage pays. That's good they are just finishing a job, go and have a look at it and see what its like, have a chat with whoever they are working for and get some feedback.
  2. Do it like the bank would do with you if you self built it. Pay in arrears to a pre-agreed QS'd plan. Have the architect, if you are using him to monitor the build, sign off on the stage payments. Keep a retention at the end for snagging 5/10% With regard to the architects builder all I would say is the only ones round my way who are not flat out are quiet for a reason.

  5. Here is one from a couple builds ago, you get it free if you use estimators-online to QS your plans. I highly recommend you do so you have a realistic idea of costs. They are couple hundred quid and gives you ball park trade pricing so you have a starting point to haggle. They break the build down to the amount of nails needed. gantt351812.pdf

The way our roofer did this was to clad the fascia first with our choice of cladding then ran the rubber over and used a narrow trim that the rubber clamps into that is secured to the fascia. similar to this , I don’t think any glue was used on this clip so it allows fascia repairs without touching the rubber. https://www.rubber4roofs.co.uk/shop/sure-edge-gutter-drip-trim-2-5m

  10. talk to your 6F2 supplier, they may take your rubble off you and crush themselfs. I did a deal on last build they delivered 1 load of crushed free for each 2 loads taken back. It doesnt really cost them much as they are running back to the yard empty anyhow and they have massive crushers to deal with it properly.
  11. how would they get access to your land to check it ? In England at least a warrant is needed to gain entry.
  12. i wouldnt put more meter boxes in. Have you not got a plant room/cupboard inside you can use ? I used 110mm drainage pipe as ducting for everything electric outside with a nice fat foam stopper to keep the cold out, the black ribbed ducting is terrible stuff for pulling through always catches on the ribs if the runs arent dead straight.
  13. The issue i have with catnic type lintels is the deflection they tend to have when you go wide, more than 3m. It's only barely over a mm but when its a bifold underneath its enough to make it catch in the middle and not run smooth. Got bitten by this before, cantic was absolutely bang on level upto wallplate. once the roof was on it flexed by a tiny fraction, not enough to crack mortar or anything but just enough to pinch the bifold to make it not run nice. Still opened perfectly but I knew it was pinched every time I opened it which set off my OCD no end. Never used one again on a bifold.
  14. no dont do that. more hassle. All the trees you dropped were 99mm diameter unless they can prove otherwise (burn it all!).
  15. lets do some back of a fag packet math. 155m3 of dig once bulked is going to be 200-250m3 depending on what the ground is. That's 50-70 trips with a 6 ton dumper being loaded by a 5/8 tonner. 2 days if the dump isnt far. Factor in at leaser 1.5 bulking factor for the hardcore 220-300 tons and hope it doesn't rain or you will be paying to haul rain as well as hardcore loves to soak up water. 13-20 8 wheeler loads. 2-3 days depending on how good your hauliers are. assume they can dump on the pad so it doesn't have to be moved twice. Levelling and compacting (roller ride on) as they deliveries happen. So a good weeks work, digger, dumper and roller on hire 5-800. hardcore loads round our way (recycled) 10-15 a ton worst case plant hire - £800 Fuel - £100 6F2 - £4500 Total - £5400 labour 3 people 5 days @ £200/day - £2400 total £7800 not much fat left for profit. Plus the builder is going to have the contacts in haulage to make it happen which you wont. A nice simple task though which if you can run a digger well and dig to a laser level so your not pulling out more than needed etc and have someone to run the dumper and roller at the same time you could save maybe half of the quote ? Depends on your timescales as well do you have much time before the piler arrives ? You don't want to be in a position where your not finished and have to cancel.

  17. golden rule. if no tpo drop everything that you don't want before putting in an application. Planners cant put restrictions on something that doesn't exist.

  19. radon can also come from made up ground. Check your planning conditions to see if it was specified, if not dont bother.

  22. probably be ok, its when its is the trench and all the dust is washed to bottom and sets hard. 10mm gravel is better just depends what you have close to you. wouldn't worry about it too much.
  23. looking at the picture id say 6-8k in block bit more with nice brick outer skin. Timber frame was cheaper than that ?
