  2. Virgin employ some of the worst “engineers” I’ve come across ... Expect them to lay a duct 6-9” deep in your lawn, and then also drill at least 2 or 3 holes through the wall for them to route their cables. All internal boxes will be surface mount only, usually in the most visible position.....
  3. no - the case law is clear ... no potable water supply, no rateable hereditament... Final demand or not, they can ignore a letter but if you go to court and say “I sent this xyz, here is the statute reference and here is the case law” then they don’t have a leg to stand on as this is civil law ...
  4. Neither the acts of parliament or the case law has been amended in the past 5 years so it is still valid as a defence unless you know otherwise ..?

So they legally can’t do this - and there is case law to stop them. @Jeremy Harris can advise the exact bit, but it relates to a property not meeting the requirement of being a rateable hereditament if it has no potable water supply. Connect the water last to the house and it cannot be rated until that is done and Council Tax cannot be charged.

  9. Sounds a bit odd ... you either need a lot of joists, or they have been priced wrong. Is he certifying the joists then as they will need to be stamped either C16 or C24 for strength / span purposes.
  10. How did you submit the commencement notice ..? Some councils don’t issue a confirmation so it would be interesting to see how they are saying it has only come to light now ..?
  11. You can get a 40A RCBO in any of the boards but from memory, a conversation with @Jeremy Harris advised against that due to the constant current draw over a significant period of time.

  14. It’s a standard PVC welded membrane so needs proper detailing. I would expect a lot of the cost will be in stuff such as the pre-made corners etc. I don’t think that’s a bad quote for a roof anyway - assuming you’re putting down a ply base beforehand ..?? What is the insulation spec and detailing ..?? And how are you forming the falls ..?

Because I don’t like the idea of the shear strength of the foam being the only thing holding board and foam on, and the PIR backed plasterboard is 25% more expensive than the two products combined. That’s a lot to pay for gaining a little easier fixing. If you go that route then I’d consider the foam bonding rather than dot and dab - it stops the big gaps up the backs of the boards.
  16. Full VAT payable then as it’s only VAT exempt if they supply and fit. That would be a big chunk of capital to be waiting on reclaiming.

  19. @AnonymousBosch 2 core cable here Grippa connectors here I get all my stuff from them, buy the profiles and the strip - even the trade stuff is very good.
  20. You can buy the correct cable and the connectors for this and it makes connections a doddle.
  21. Most of the IKEA appliances are manufactured by Whirlpool or Electrolux, induction hobs share a lot of components with the basic branded models.
  22. Don’t buy the knock offs from Toolstation - definitely not as good. I buy all mine from CPC now anyway as they come in singles. Buy what you need and over £8 is free delivery
  23. Or cost ...! HG is probably 150-200% the price of Crosswater and is probably a bit better quality however not that much ..! on the other end of the scale, I’ve just fitted a load of Twyford brassware and very surprised at the quality on that at the price point. Remains to be seen how it lasts but initial thoughts were it was very good quality.
  24. Agree with @Roundtuit - you can also use glass fibre “sausages” that push into the gap too as a fire break and insulation combined. Think @TerryE used something similar.
