Schedule of works for insulated foundations

Raft foundations designed by Hilliard Tanner, being installed by myself and a local foundations guy who's never seen this style of foundation before. The foundations are essentially three intersecting rectangles, the largest of which is set into a hill side and will have reinforced retaining walls on three sides. -
I'm writing my schedule of work for my self Build insulated foundations. Can anyone advise on the tolerances for things like the hardcore layer, the blinding layer, the EPS (prior to pouring concret) and finally, the tolerance of the finished power floated concrete?

I sounds like you're going to get someone to build this for you? If so, maybe the best approach would be to buy a ready made unit off the shelf. However if you are self building, there are SIP companies that will manufacture the SIP panels to your requirements, mind you, to do this they would require a drawing.

I'd not be happy with the poorly jointed riser ring in the photo above, it's not inserted properly, I'd want to get that sorted out as part of the job.

I think part of the problem is the death of the apprentiship, my dad is a time served carpenter, his apprentiship was four years. He could build you anything using wood. I myself did a three year indentured apprentiship and I can ment anything mechanical, I can build you a chemical plant, I can manage a multi million pound project. My last renovation project the windows had to be fitted by the window company, so they could supply the FENSA certificate, the two guys fitting the windows, one started out as a butcher and the other was a poor DIYer. They were hopeless. A friend is a time services joiner and worked for a company doing disabled bathroom adaptions, his boss laid off all the time server guys and replaced them with minimum wage tryers. He now works on a self employed basis for the same company, going round fault fixing!- 25 replies

I was wondering if anyone had any experience of using a NAS box on a lump rural supply, one which is prone to momentary power cuts, we had three yesterday! Should it be powered via a UPS, if so any recommendations? I Read that most NAS box s are empty, I have four HDDs, does it matter which ones I plug in, do they have to be all one make?

I worked for a time in a mixed fuel power station, coal or oil depending on price. We also ran a 28 Megawatt gas turbine which we could bring on line, from cold, in ten minutes. It was a great profit centre, especially around 8pm when everyone made a brew, when the spot price spiked.

I'll second don't buy a wreck thinking you can renovate it. The last two "self builders" were renovation jobs. In both cases it was a roof off and strip back to the brickwork/stonework jobs. You will spend more, way more, than you budgeted, mainly due to then unknowns. If you've done your sums right you walk away with a profit. It's always best (and cheaper) to buy a donor property and knock it down and start again. As others have said, self Build is a team sport and your partner is an essential part of that team. If they are not committed to the vision, it won't work. -
Just a thought, I have a pair of wind posts in my TF build, I wasn't going to get them galvanised, I was just going to paint them. Which should I be going for, galvanised or painted?

I'd make up an extension piece with a bolt pad on each end, bolt the extension peice to the holding down bolts and site the wind post on the pad and bolt in place. Google "spool piece" and you'll get the idea.

UFH with existing Radiators and system boiler

Land around where we are self building is very expensive, so we looked around for old property we could knock down and replace. As I type this I'm looking across the garden at our donor property with its partially stripped roof. Back to work!! -
Our timber frame supplier has a large table saw especially for cutting PIR. They cut and foam it in place when making up the frames. Whatever you do don't fit it yourself, as I did, possible the most horrible job ever, the dust when cutting the stuff gets everywhere. what level of insulation do you have in the foundations?

I'd let him know that you know he's applied to culvert the burn, I'd be very nice about it an thank him, point out that the last thing you wanted was to be flooded out of your home, what with flash flooding, poorly designed and built culvert blah, blah blah. Leave him something to think about, after all he's the one who could have been the villain here.

The last one I laid, just used bits of a metal coat hanger bent into U shapes and pegged the pipe on top of the Insulation. I then pored the concrete over it.

I'd linked to the EA, as it is they who will be questioning you under PACE caution if you kill all the fish. If you follow the EA guidance, you have a defence!

@SteamyTea, my intention is to re-use or re-home as much of the old house as possible, not burn it!! Interestingly, I've offered stuff, for free, on my local Freecycle and Buy sell and swop sites and I often don't get many takers. I've got a load of stuff on eBay and if I get a few quid I'd be happy. Maybe no one wants second hand stuff anymore!

The thing we're finding difficult is balance our desire for perfection with the reality of what's on offer. My biggest weakness is the desire to do everything myself and thinking and often saying " oh! That'll only take my x hours" when in reality it'll take me 6 times x hours.- 25 replies

When filling in the application to demolish our bungalow I ticked the box to say we would be burning waste on site. Having just started demolition, it's soon become clear that there are very few reusable timbers in the place, most of the Internal walls are constructed using secondhand timber. According to our local historian, during the interwar period building materials were in short, hence the reuse of timber. It's so full of nails and such poor quality, it's not even worth cutting it up for firewood. So having received our 'demolition approval' it says we need to contact the plannng department and the fire authority prior to any burning. Has anyone any experience of this? What sort of a information are they likely to want?
