Well I finally got my architect to send me a copy of my SAP as designed and apart from some of the details being wrong !!!!!, it assumes an air tightness figure of 7 ( I will be most miffed if it is that bad after all my efforts) and a SAP of 87. Is there a process for getting a "proper" SAP figure , I.e. As built, not in theory making assumptions?.
  2. I have included a "spare" extract in the loft as heat rises so it will accumulate at the ridge ( warm roof) and like proDave it balances the numbers, my plant room won't get that warm.
  3. Even though it was a mistake!!! But one we have no regrets over as lots of people have said how nice the windows work with the brickwork.
  4. well we (her) chose Kardean and the guy said it didnt matter where we bought it, all prices were pegged, HA, just went on line to Floorbay.co.uk and got it for half the price and as it was a newbuild he didnt charge VAT, so saved me claiming it back, being delivered in a few days (even delivery was free). thanks for all your help.   5. well, along with the build, renting out our current house in Bristol ( i refuse to watch tv about nightmare tenants) moving into rental in Devon, my wife is also changing jobs and being mucked about by lack of co-ordnation by current and future employers. she is also lamenting missing her friends and colleagues here in Bristol so i have to be overly optomistic (which i am anyway) and keep saying "what could possibly go wrong" (with my fingers crossed behind my back). My stress is painting our current house ready for tenants , I LOATH painting.
  6. after reading the threads on building stress etc i would not set yourself a target, just concentrate on getting it right first time, ten times harder to put it right afterwards. go with the flow, enjoy the moment.
  7. # Not me Nick. I had rot in a corner of our current house and found a shared rainwater drain between us and next door was blocked (it was in their garden), cleared it relaced the wood and all sorted.
  8. Well, I am in a very fortunate position, I don't get stressed!!!!!. I am retired, I have all the funds to complete the build plus contingency, we don't have a firm completion date (temp rental just down the road on a month by month basis). I have a wonderful builder working for me. A word of warning, Stress causes illness, I know, after many years of a stressful life with more than my fair share of illness myself and even the death of a person very close to me I suddenly said " NO MORE", I am very lucky that I can do this, not everyone can. If something goes wrong, shit happens, so what! get over it. It's things like Ian's (recovering academic) misfortune with builders and bankers that make me feel even more lucky. "RANT" We went out for a meal with friends last night as we are about to move from Bristol to near our build site in Devon, the evening descended into a tirade of "you cant do this, you cant do that anymore, pay tax on this, pay tax on that, government don't know what their doing. It reminded me of the "grumpy old men" programme on TV. Both other couples were successful, had good health (in fact one couple had just collected their brand new convertible Mercedes Benz after returning from their boat on the Med. I confess I kept quiet but felt very annoyed. I dont suffer negative people very well. I consider myself very lucky. "RANT OVER"

As some of you know i am building in a remote location on the Devon Cornwall border, a great spot but the down side is I have been quoted a working broadband speed using a landline of between 1 and 2 Mbit !, the mobile signal is not much better and my builders recommend EE or Vodaphone for this location but still not very good. My question is what would the boffins out there recommend, I tried using my current mobile as a mobile hotspot (thanks SteamyT) but with little success( it is O2 which is rubbish around here). My electrician uses EE and his phone automatically uses a wifi signal if its available. I have heard of Dongles and MIFI but know very little about them. Any suggestions welcome
  11. Yep, that's the stuff, the dogs doodads ( in my opinion). Our builder has had several inches of water standing on previous floors for days with no damage. I like the peel off protection, better than scraping plaster etc before decorating, carpeting.

When you get to do the actual flooring look at 22mm "easy peel, moisture proof chipboard". our builder always uses it and glues it with D4 glue to the joists and between sheets , no nails or screws. Ours was put in when the brick/blockwork was at first floor level and it got soaked during the rest of the build but remained intact with no water damage. I am not pealing the surface plastic off till after the plastering and the flooring has remained really clean. cannot recomend it enough.

Ha, my wife is a bit miffed that I am retired and she is still working but since starting our self build I regularly work 12-14 hour days, live in a caravan ( she lives in a house with central heating). But I would not have it any other way, yes I am knackered most of the time but living the dream ( the dream is finishing !!!!!!!!!!). Chin up Ian, don't let the bastards grind you down, life, family and friends ( and I include many on this forum) are what quality of life is all about . A successful local business man just had his overdraft facility pulled by his bank for no reason, he sold his private car collection and gave the bank the "bird" and advertised the fact. He changed his bank.
  17. Some people are just plain stupid!. I loved his comment " the council,,,,,cock and bull story about concealment" ha, I hope he does not win his appeal otherwise it will set a precedent for others to follow.

On a slightly different note, I used polypipe "pretend" cast iron guttering, made from plastic with a rough surface that looks like cast iron, different brackets etc, looks the dogs doodads, people have commented " gosh you used cast iron guttering". Won't be using the shiny stuff ever again ?. P.S. We have had no overflowing on a 35' roof with slates.
  19. Yes, I also have used osb inside I beams ( foam glued joints) as the vapour " control" layer and racking control.
  20. So sorry to hear of your latest disaster, we too hate banks ( Barclays) as they pulled finance at the last minute for us a few years ago. Shame I am so far away as I too would willing help where I could. Bugger indeed.

    Yes I posted elsewhere that I had road planings, 150 tons at 4£ per ton ( delivered direct from the roadworks so no middleman) brilliant stuff and binds well.
  22. On my table saw I too tend to take the knife and guard off, it's a must for ploughing. I also have a chainsaw, gas nailer, etc and all of them need treating with respect otherwise they will bite you. Hi Guys, for various reasons we have chosen not to have tiled bathroom floors and want " Lino" for longevity and green reasons but on looking at a site that sells linoleum I came across-: " However, it is important to note that linoleum typically requires more maintenance. It should only be dry-mopped or cleaned with minimal water." this does not bode well for bathrooms !!!, anyone got any experience on this matter. P.S. one of the bathrooms is having low power electric UFH.
