  1. Welcome @Mr Alan, I take my hat off to you fir such a project, just wish I was younger to have a go at that myself. This forum is full of knowledge and we like people that are hands on. Just remember there is no such thing as a stupid question, stupid is not asking, and we like loads of photo,s.
  2. This is why attention to detail when building gets you much better results than most houses even with the same insulation spec.
  3. Glad to hear that as I am yet to do mine our BI. Just said “oh you’ve got MVHR so you don’t need room extractors” (I did have a copy of @Jeremy Harris figures to hand with our address on it ?).

  6. I second this, my only regret in our new build is single plasterboard ceilings even with acoustic insulation between I joists gives little acoustic separation between floors.

  9. My brother inlaw had a Plummer fit pipes in his kitchen, then got me to fit his units but they had only about 25mm as a void (can’t remember where he got them), luckily the wall was thermalite blocks so I chiselled the wall away and buried the pipes into the wall.
  10. If the drive exists and used by “3 fairly large properties” why would a 4th cause a problem? Yes, numbers of vehicles will increase slightly, it’s obviously not a problem fir the 3 existing users !!!

By “highways consultant” I presume you mean “private”, it took me a year to get highways to visit my site , planners said we had no splays and did not own the land either side to create one, all this was wrong, when highways eventually (I kept pestering them) arrived on site they agreed with me that visibility was adequate and no work required. I asked if they would recommend my plans but replied they could only “not object” they would not even comment that on a visit no problems were seen.

If you don’t ask you won’t know!, if you offered to “sympathetically” repair the wall at your expense and in the process lower just the last bit to aid visibility everyone is a winner, if they refuse you have lost nothing, at least you know where you stand. Edit to add, if you offered to do this work on their wall to aid existing visibility (before applying for planning permission) they may be more responsive.

I would fell the trees you don’t want to retain and ask about root protection for those you keep afterwards, our trees/hedges required a 2m root protection area I simply fenced with sheep fencing. Council wanted a proper arbor. survey but after talking to the councils tree “person” because we had no “significant” trees he agreed a simple exclusion zone was ok.

  18. Cheap as chips, F.O. Loud siren and flashy LED (in my existing dummy alarm box), I have a movement sensor and reed relay for the door so just the gubbins to give me “leave” time etc.
  19. What do you mean “watch”, I think it would be good for you to help me!!!! Before I can do that I need to invent restrictors for my home made manifold, I will keep you posted.
  20. +1, our ASHP controller is fiendishly complicated (fir a Luddite like me) so I used standard timers, our heating is on 24/7 but controlled by one room stat In the hallway, I am considering E7 so will time it fir that period.

    I always fancied an un insulated upstairs cast iron pipe with a Guard around it as a bedroom radiator.

Just found out that despite previously saying how remote and free from burglaries we have been, some sheds etc have been forced locally and that has got me thinking about an alarm fir my workshop. I am handy with a soldering iron and understand electrics but I know very little of electronics. Can anyone recommend a site for simple alarms that I can build please.
