Well I was lucky that our BCO officer was “sensible “, he mentioned a soakaway and I said “you mean a swimming pool?”, I then explained that in our solid yellow clay any pit will fill with water then just overflow!!, I told him the ditch at the bottom of the garden was already taking all the rain water that fell on the site and the house was not going to generate anymore rain fall and I wanted to pipe the water straight to the ditch, he agreed ?

I put a woodburner in my build, don’t light it that often but looks lovely and heats quickly. We are out in the sticks but I know @pocster is well within the city of Bristol surrounded on All sides by other houses so he won’t be popular ( if he isn’t already ?♂️).

I totally agree with the above, get everything signed off by building control so you know exactly what is expected.

If that’s the case, and the person signing the installation off is qualified then the OP has covered his ass. Sounds a bit like building regs, no definitive right or wrong but as long as the BCO signs it off it is deemed ok .

Just for my own interest I looked this up and found that the consensus reply from many sources was that solder joins are not allowed on gas pipework indoors as the solder could melt in a fire and cause the joint to leak into an existing fire, similar to not allowing yellow plastic gas pipe indoors that could melt in a fire. Despite what regulation is cited, this makes sense ?.

I am sure the new owners would be willing to “share” electricity and water temporarily to make sure they get the house but I think the least stressful option would be the best fir both of you currently.

As far as I am aware, BC are involved if other building works are taking place including windows, if not they would prefer you had Fensa get involved. Frankly I would just get on and do it, who is to know as long as you don’t want to sell soon?

I had a site tap installed fir the build then extended it when the house was finished. Why can’t they do this fir you.?

Duh, don’t know, just upped the fan speed to see if it made a difference, it didn’t.

Interesting article, slightly less insulating than rockwall type stuff but 8 times the price! -
I too have an enthalpy unit and get a little condensation on very cold days (but don’t think it’s the MVHR). And mine is only double glazing.

Our RH was high after the build was finished, not sure what it is now, perhaps I need to check. It’s always a bit high this close to the Atlantic.

I ended up giving a whole 100m roll away, no one here wanted it, off cuts are in the garage roof waiting fir inspiration on making something with it.. I will find a use fir it the day after I throw it away ?

I got condensation these last two mornings (frosty weather) but I only have double glazing in wooden windows, I run the upstairs cooler than downstairs, I did ramp up the MVHR a bit last night but it made no difference.

Wood shrinks/moves just need more flexible caulk, mind it will shrink/move less the longer it’s been there.

It all depends on what you are comfortable with, as I get older I need more stability with what I am standing on.

I completely understand about radiotherapy and chemo (ask me how I know), I also understand his reluctance regarding a stoma, I had one fir 6 months after major surgery (not cancer related ?) but there are many people out there who have one permanently and live very active lives so not the end of the world. I do wish you both all the luck in the world and hope this situation resolves itself as quick as possible ❤️

Not worth the paper it’s written on ! Try the surveyor but don’t hold your breath, they have get out clauses you never heard of. I would want to pull the wall plates back in line then bolt timbers across the roof, I prefer half way up to the ridge or below that if you can, you can always point up the top row of blocks and wall plate. Oh and put more straps on screwed into the blocks.
