  5. Or beads poured in (as long as it’s not windy eh!). All I know about them is they are glued together in the horizontal but there appears to be no “glue” in the vertical joints, yes they are staggered but not air tight so draughty???
  6. I used an old socket end with the rubber removed as a guide and a handsaw, flapweel on angle grinder to chamfer..

  10. I have two immersions in my tank, when/if I fit PV I would feed excess into the lower one to heat a greater volume rather than hotter at the top!

  12. I and others here heat our DHW to 45-48’ with heat pump with a decent COP, why go any higher?

That logic comes with age and maturity, I bet most of us (when younger) rushed into jobs, lost tools, slid about cussing and wasting time when trying to do it quickly, perhaps it’s because I am retired but I have found that better organisation and slower working ends up with less stress, a quicker job in the end and a better job 🥳 I had no stress during my build because of this attitude.
  14. IMO the door on the left (and others if the same) need lowering by a couple of mm by loosening the fixing screws into the frame and sliding the hinge down in the slot) the bin door needs raising (using the slot like @ProDave says above) to match the height of the other door(s). Simples 😎

  17. I would not do all that internal work without felt. Not if you just put some batten or insulation over the roof joists before renewing the battens over felt! Raises the roof a couple of inches and I doubt the planners would even notice, but as you say budget dependant eh 🤔

  20. You will need to maintain a 50mm air gap behind those tiles so some pir between rafters then whole sheets over it then plasterboard (with long screws). Are you going to strip the tiles and felt the roof whilst your at it,? May give you the opportunity to raise the roof minimally to give you more insulation (and/or headroom) but so the planners don’t notice the difference.
  21. Temp is right, just apply for planning like the others, if it’s refused go to appeal on the basis planning was granted for the neighbours 🤷‍♂️
  22. Just tell the BCO that the building is still drying out and as it’s a stone building will take some time. My neighbour had similar as (IMO) he moved in too quickly after building, after a few months and re decorating it was all fine.

  24. I think your balustrade needs to be inline with the inner edge of the parapet wall, best to talk to your BCO and see what he will accept as there is no continuity in thinking amongst them.
