  1. Vent your STP at the tank, run a vent pipe out from the tank and up behind a shed or behind some shrubs, there is no smell from mine whatsoever.
  2. There’s nothing there that a simple tree report would not cover, and a couple of pages of text highlighting what you intend doing. £1200 would see it done assuming your only talking about a building plot of an acre or less.
  3. What about control cables to the ASHP, are you happy running them in the same duct as the power.
  4. With your style of house I think anything other than plain stretcher bond would look a bit mixed up. flemish on a cottage style oak frame, but not on modern.

Evening. wife is shopping for a new washing machine and I’ve noticed a couple come with hot and cold feeds. what’s anybody’s opinion on the hot feed models, is there a massive saving on not having to heat a cold water feed, but if it takes hot from our cylinder, then that has to be replaced, and washer running during the day with solar making electricity during the day. are we talking a couple of pennies saving rather than just a cold feed machine. confused as usual 🤯
  8. Knock it down then. ive done what you have described 4 times now, buy the worst house in the best road, I’ve then sold them as the most expensive house on that street at the time of selling. show us a pic.
  9. I would seed the paddock in a wildflower mix, far nicer than grass. I did a couple of hundred metres, last winter and now it looks excellent.

  13. Yes. I can count on one hand the lads I’ve had here. Piling contractor. plasterer floor tiler electrician plumber nobody else planned until it’s finished. I reckon I’ve saved over 200 grand in labour

Shouldn’t there be a cavity tray above the flat roof area, not on top of the steel any water penetrating the cavity wall will drip down and sit on the steels. very slim chance of water getting in here, but I thought that was standard when you change a cavity wall. I would insulate that cavity up to the height of the top of the warm roof.
  15. In that case you should follow manufacturer recommendations, all mine can be covered in soil.
  16. Just ensure the soil doesn’t contain large stones, backfill by hand and compact in layers of 150mm just with your feet, don’t use a wacker plate on top of the tank. wacker plate or substantial compaction around the surrounding area.
  17. 22m is too small, I live in a cabin we have on site, it’s 6m x7m i would not want it much smaller, you could go 7x5 any smaller and I think it would be a painful experience.
  18. Wait until you start building and you hit the 6th anniversary from when you put that first spade in the ground. now that’s a shock.

  20. Get a higher loading xps. 500 or more. They build car parks on it.
  21. Look for a frosty tap, will fit any width wall, drains to the outside like you describe. frosty might be spelt frosti have a google.
  22. build a cabin, we have lived in one of these for the last 2 years, it’s 6m x7m I couldn’t imagine living in a static with its skinny corridors and pokey bathroom.
  23. Why will it warp, the time you have glued and clamped it to the glue lam that’s already there it will be as straight as the beam you fix it to.
