Is it possible to temporarily configure your system to be as short as possible to see if it continues to run without an error? Or even swap out the pump with a spare to make sure you don’t have a prematurely worn pump? When I first installed my HP, the pump was energised at the same time as the HP so it didn’t quite get up to the required flow rate in 10 seconds, so the HP timed out. I added in a 3 second delay and it was then fine. I wonder if your pump has always been on the cusp of the 10 second limit in getting up to acceptable flow rate? Also is you pump on flow or return? I assume if you move it to the return side it would definitely get up to flow rate in time. -

Using the car analogy, are you not comparing Rolls-Royce build quality to Chevrolet? They will have been thrown together with less care, and will more likely need some rectification. My point is, most people won’t see the same faults as the self build community and therefore aren’t bothered by them. And to be fair, the OP could have bought his house, lived very comfortably in it for a few years with everything working and then sell it before most of us get halfway through out projects. Where as half us are in caravans, or half finished houses for years. ?... why would you put up with this glaringly obvious fault? -

At the risk of being strung up... are we being overly critical here... is everyone looking at this from the perspective of the self-builder (who is always aiming for perfection) rather than comparing this with other development type build standards? Is this any worse that the usual corner cutting you would see or expect on a new development? There are probably millions of new builds out there with significant amounts of poor workmanship, but most home owners would never notice or care. -

Table saw is a good shout... get some extraction on it too. Although in reality you will still be tweaking to fit with a hand saw anyway. A bread knife works well too.

Example (quick google search) this manifold has 7 loops with actuators, so could be controlled as 7 different zones or all 1 zone.

Are you using a manifold? If so you will have an actuator on each loop. Otherwise every zone will need a zone valve I would think. my downstairs only has 1 stat and that controls 4 actuators and a 2 port valve.

You could always start with 1 stat and add more if you felt it was needed. Easy if you use wireless stats. or maybe using slab sensors?? No idea if that is a good idea or not.

Not sure it’s that great now... just one of the only affordable parts left in Bristol for a lot of people.

Can you get a camera or mirror under the lip and see if you can spot the offending area? If you know for sure how the water is getting through then you can decide the best way how to tackle it. or even a cheap endoscope off Amazon?

Bath is a very desirable location. Although traffic is a nightmare anywhere near the city centre.

If it were easy a developer would have already done it... realistically it’s only the more difficult plots that every seem to be within self-builder reach unfortunately, unless you are very lucky.

The best course of action is to actually visit the local estate agents (in normal times) and get to know them, more importantly get them to know you. As when something comes up then tend to sell fast, so you want to be the first person they call. Saying this, I have seen a few over the last year or so, appear on the likes of Rightmove, Zoopla and On The Market. But you do have to be looking regularly and ready to move fast.

Hi and welcome! I regularly see garages at the bottom of gardens going up forsale in the wider ‘Clifton’ area... clearly not Clifton but advertised as so. These are typically turned into small mews type houses. Hope you find what you are looking for.

Many of us on here have installed our own... it ain’t rocket science! Plenty of experienced people here who can help you all the way through it, but mainly in get the system right in the first place. The biggest problem with ASHPs is that they are ‘incorrectly sized’ or used in the wrong property.

Is it simply that the water is not circulating? As it worked one way or the other in the past, then it should work now (for a while at least). Assuming that the TMV is open/working then is there anything else that could be blocking the circuit?

Haha that’s not my place unfortunately... just a quick google search for concealed led strip lights in vaulted ceiling. Although coincidentally we do have almost identical hanging lights in our vaulted ceiling (hanging quite low so we can reach them when stood on a dining room chair). But I expect ours were much cheaper!... probably from the likes of dunelm.
