Quik answer is no Yiu need to send out a copy of your drawings and a working drawing if possible Showing all dimensions ceiling heights etc

We’ve used all German on our kitchen and bathrooms Talking to an estate agent friend He said when you reach a certain level buyers exspect this and will rip out a perfectly good kitchen or bathroom because it is run of the mill Crazy in saying that we have Armatige shanks at home and a bq kitchen They look absolutely fine

If you make sure that the new openings are wider at all points than the original You fix your frames to the outside leaf and pack off the straps off the inside and plumb when plasterboarding -

You need to be very careful My friends father wanted to gift him and his sister a barn to make two homes and was told if he did he may be liable for tax on the two completed property’s Crazy After nearly twelve months a wrangling They consulted a specialist company that sorted out the planning and any liability’s Though it may be different with an exhibiting building

I wouldn’t bother with the Dewalt Most hire shops use the makita Compact But bullet proof The framed type are usually Hillti or Milwaukee

Thanks So do I When doing work for others But like many on here we go into selfbuild mode and loose all sense of planning ahead I was going to bed thinking about motorised valves and waking up thinkinking about motorised valves I carefully labelled each one with a marker pen No little labels that can easily drop off for me Propper job Permanant marker Best laid plans I think the moral would be to put do one job at a time Label it and move on and go to home when you can’t think straight

Good all I just thought I would write out a Quik post that may help some of the newbies Im just about to set off to site I’ve been up since 5am doing the build spreadsheet Looking back over the last Almost two years There has been parts of the build that have run over Somtimes due to price hikes Useally my over optimistic estimating But looking back through the spreadsheets there are areas were you will pull some if not all of these costs back All be it further down the line Though they are a real body blow at the time For instance we agreed at the beginning there would be no compromise on the kitchen Even with fitting it myself rather quotes were mind blowing But after twelve months of looking My wife has found the kitchen of her dreams for 10k less than the absolute bottom line that we were being quoted for On the day we went to pay the deposit I noticed there was no instant hot water tap included Exstra £1000 My wife got up and said there is no way I’m paying a 1000 for a tap Quik as a flash the salesmen said we will chuck in Quooker tap Free of charge and I bet they are still making plenty So all is not lost when things run over or fall behind

Well We finally have the plant room up and running Just a couple of things I would do differently I mixed up the motorised valves and eventually realised that the UFH only came on with the upstairs rads I supposed working when tired in semi darkness contributed The second was I really should have tiled the floor first Instead of having to cut around the tank It would have taken me an hour to put four rows of tiles down prior to the tank going in Oh and one small leak in the cieling above A T junction had failed I’d had it under 3 bar pressure for weeks prior to plastering Only warped when the heating was running for several days Everything happing now I’ve done most of the skirting and Arks and I’m half way through the doors and wardrobes I will start fitting my Nolte kitchen in two weeks and I’ve a friend coming to help me fit the stairs at the end of October

I worked on a large new build in the Lake District a couple of year back and the whole downstairs was done It looked spectacular I marble plastered some of the walls to match Im not sure how much they paid But it sure looked expensive

I’m just fitting the oak doors in hour house Upstairs I’ve left a 20 mil gap and may need to plain after carpets Downstairs we have hard floors like you I’ve left a five mil gap as all the tiles are now down Much slower fitting this way as I I’m taking each door off several times to plain the bottom I suspect tgat your joiner has just ripped the same off each door with his circular saw Muck quicker Not great for you

I think the lady is a yummy mummy Sad that all her kids had all sorts of allergy’s We wondered what would happen when the kids left the house or went out into the garden Wouldn't moving out of London and commuting in be better for their children He had a nationwide fitness training business and she an art gallery I wouldn’t think either would have to be there for 7am each morning

Just watched tonight’s Grand designs Nice house But a bit disappointing when a young couple like that don’t even paint a skirting board or move a few bricks Though next weeks looks a better watch Described as a selfbuild

I agree totally, get as much insulation and airtightness into your build as you can Domestic standards are shocking Today's job is to pitch a scaffold on yesterday’s freshly laid tile and fasten 100 x 300 mtrs of recticel to the underside of the floor prior to us putting the ceilings in This is a commercial work area with offices above The client was worried that the offices would be cold for her staff and also heating bills would go through the roof Literally What a boss Quite a large expense to add 300 mtrs of insulation at this stage and will put us a week behind with the floor tiling The mainstream builders couldn’t care less

I used these for the first time about six moths ago I couldn’t believe how something so flimsy looking would cut through steel like butter

I think the point I was trying to make and obviously failing is I’ve heard day rates and half day rates quoted as little as £120 per day Even for a sole trader running a van and tools holidays etc is very low and I hear folk paying around £40 per mtr for floor tiling I’ve started a job this morning and have laid about 20 mtrs so far at £30 per mtr grouted and covered Three of us will easily complete 50 mtrs per day for the duration of this job As I have pointed out previously there are massive differences between the site operatives and the bottom feeders that most have to make do with on self builds The small builders are struggling for labour I'm in the north of England so not the lowest but certainly not the highest wages Redrowand others are guaranteeing bricklayer 220 per day rain or shine I’m not taking any more work on till after Easter We hear so many tales of woe on here so let’s go into it with our eyes open Make no mistake it’s a bad time to selfbuild Building has always been boom or bust If things were tight on-site we would have a pool of eager and well qualified tradesmen looking to earn some extra cash Instead the jobbers have a clear run at all the private work 12 editions definitely does not make a best seller

Throw the self builders bible away a lot of the figures quoted are so out of date Especially labour costs Most builders will be happy to give you a quote But will never have read a spons guide and will base their day rates at or around £250 So many times on here we read about extortionate quotes Very often its unrealistic expectations Better to allow a bit more and be pleasantly surprised when your quote is under what you thought A good example is last week's grand designs When the chap said 28k for a massive amount of glass I said to my wife No way it will be double that I was also miles out with quotes coming in at 80 to a 100k
