Air bricks exposed internally to a garage space.

The brick are there to create airflow and stop a moister build up leading to smells and damp -
I’ve biught a 150 mtrs of the Roccia Italian wood plank Laser cut and by far the best print that we have seen

I managed to get a full day tiling the kitchen floor I’m working tomorrow so won’t be able to get there to grout till next weekend

Al Murad are worth a try They hold massive stocks of tiles If you are going to employ a tiler it may be worth asking him to order then I normally pay around 60% of the showroom price So even if he splits the discount It’s still a saving

We have decided to put our home on the market The earliest we could complete the interior would be ten weeks when the kitchens arrives Leaving little time for landscaping Weintend to fit the gates shown on planning can we claim the motors as they are not specified Also f we were to purchase stone flags but not have them laid at completion can they be claimed Gravel is specified for the drive but would like to lay the very exspensive under matting Could that also be claimed Not essential But would make life easier for us

Forgot to say They also insisted we have a magna filter fitted £500 plus. £70 to buy 20 minute fit with all the system drained down -

We had a service contract with BG Very good value for service and repair But after several years they started a relentless hard sell ans told us the boiler needed to be replaced ASAP They quoted for a power flush prior to replacing our boiler £900 That was ten years ago Our boiler is running fine and has only had the pump replaced since they said it was knackered It will be interesting to hear there quote Make sure you are sat down when they give it to you -

It’s not claimable on scaffold hire it the Labour should be zero rated on a new build I think they normally rate two thirds hire and a third labour -

That’s exactly what we did It acted as shelter store And brew room office We put the trusses on in half a day and draged a sheet over and battened it down Boarded the front and put a temporary ply acces door on -

We used a crane Most most of the beams were over six mtrs -

We did the in and outer to dpc level and simply lifted the beams in and lowered them onto the inner skin None of the face work was disturbed Two hours and they were all in -

It’s much easier to build your outer skin up before the B&B goes in I set mine every eight bricks But moveved around a bit to keep them looking uniform near corners etc -
Our electrician fitted a double RCD protected socket and we just ran extension leads from those

If it’s any consultation Ian The one we did at Dolphinholm I asked the fitter do you ever have any problems with the combriband not forming a tight seal All four replied everyone We normally go back and fill them full of silicon We had been so carful with the banding we formed and I was quite suprised tgat I could see bit of daylight when the foam was fitted But impressed the following day when the strips had swelled leaving a tight 8 mil shadow around each window It is annoying when trades push on

I That tgat boats gone Ian Ifealy it would have had a tight coat of render Pretty much like the Parge coating you have been doing The best tgat you can do now is to seal it up with silicone and give the reveals a coat of 3 -1 waterproofed render prior to plastering

Yes for water Don’t forget to back butter your floor tiles

O need for matting As Declan says Porcelin are great all rounder look good don’t mark hold heat and great to cut Dont forget to seal the floor with 4-1 SBR prior to tiling Make sure sunroom floor has dried out prior to tiling Sounds a really nice size Sourh facing as well ?

Ian makes a good point with expansion joints While I would put them in doorways Private custermers don’t want them all over there new floors Ditra will allow you not put as many in My wife asked me will the tiles definitely crack if I don’t spend £1100 on matting tgat I’ll never see I replied probably not She then said What’s the worse that can happen I replied Your £5000 worth of tiles would have to be redone She Replied order the matting It’s a bit like insurance your paying for sonthing that may not happen

That ok once over if we had a problem with tiles lifting and we’d used something like Bal The rep would come out and they would stand the cost of relaying Now exspecially with UFH They will state that a suitable matting must be used in conjunction with there fleable
