I would never use a lintel over bifolds Always a steel Slightest sag and your doors won’t open
-
The top picture still looks like a plain and bottom a mix to me The bricks should be ready sorted into packs Bricklayers won’t start sorting through packs
-
I’m guessing the top picture is what have been delivered If that’s the case they look like a totally different brick to the bottom ones Probably the same brick Top a plain Bottom a mix

Realistically There is little or nothing you can do if the job over runs For him to be only six weeks behind after the year we’ve had Is quite an achievement
-
-
As above (P) Even the larger sites only pay hours worked A weekly timesheet listing the daily hours is perfectly reasonable
-
No Its something you can do yourself with the help of the contractors that you bring in
-
You answered your own question Strip it and start again
-
If your going to paint the lining paper I would think twice about filing You will highlight every joint Probably neater and quicker line over what you have
-
My wife’s just commented that a better grounding before coming working for me Would-be to read Oliver Twist

I had an apprentice that only lasted a week When I spoke to his mum She said we thought it would be more like diy sos Everyone playing tricks on each other ?

It does seem harsh unfortunately it’s down to the individual inspector Another inspector may not of noticed Or would have let it slide I worked on large house in the Lake District over lockdown and all but one window where to high We have finished the plastering and all the exterior timber cladding was finished The site manager just said leave it with us

-
As a business I do both options Both can easily be sealed It’s down to individual preference The main areas for air leakage are around windows and exterior doors The heads and reveals around these will need to be dot and dabbed But the rest can be wet plastered I chose to dot and dab ours As it gives a warmer feel Though I could have rendered it far half the price

I normally use lead mate (Everbuild) Some of the cheaper ones can be a bit messy

We normally use a 15 mil rip of plasterboard under the track Or your case sole plate -
Your best FREE advise will be from your trades Most will be happy to do you a list of what they need and also tell you what needs to be done before they start
-
You can see what your render company says We are currently plasterboarding a TF site The spec is for 30 mil of the 45 to be in the timber and they are only holding Pb Cement board is very heavy 25 mil is asking a lot
-
If you are fixing your cement board to 25 mil Batons You will have to double up at the edges 25 will split You should always use 38
-
You won’t find the management side much different Most builders work from spreadsheets It’s just a case of making sure everything is ordered well in advance As lead times are quite lengthy for most things
-
I would just tell them your target on the day on the day Most of the ones I see on-site just do as they are told A site we have recently completed was absolutely shocking But still scored 2 on each one tested
-
Our first build was pet of a Heritage site Your Working drawings will be fine In our case they wanted to know exactly what materials we where using Things like Valleys They wanted to know we where using lead Not fibreglass I pulled photos off the manufacturers website of the Ridge tiles and slates and sash windows etc Pretty much what planners ask for in a standard materials submission The good news is Once we broke ground They let us get on with the build

It can only be for sound

PS I think they way you have stuck at it Ian and learnt as you have gone along Is a shining example to all self builders and well worth anyone just starting out Looking back through your posts My friend who has sold me our next plots said “If I was ten years younger I’d have developed one of the plots myself “ Hes 54 and owns and runs a medium sized Groundwork’s company His yard is about half a mile from the plots
