Thank The last one was supposed to be a June start But ended up being November We would like to be watertight by Christmas But I may have to take time off work to do the roof and slating Also several hundred m2 of render When my wife decides which one to go far

My wife and my self have had a busy two days getting the joists in and deck down while it’s still dry Last time we where doing this it was Boxing Day With thick frost on the joists

Recession + building trade = ?

I don’t think anyone knows I run a framing - plastering - Tiling business and I’m still booked for the next 20 months Whilst the commercial jobs will be unaffected We have two large housing sites and there’s no sign of those slowing But that could change overnight I think this time is ver different than 2008 and the two previous recessions I’ve been through There are lots of job vacancies Previously in the months leading up to a recession shops and businesses where closing at an alarming rate Like Covid Talk of a recession will soon fizzle out if a war breaks out or there’s a spate of dog attacks If we had listened to the so called experts we would be six months in to a 1920s type recession With stockbrokers throwing themselves out of window with inflation so high It’s bound to outstrip growth = recession But people will still have jobs I may be totally wrong Steel and other commodities may fall through the floor Builders merchant reps could be calling on a daily basis with 40% discount offers My friend runs a medium size Groundwork’s company He built in 2010 5 bed Total build cost 126k But he had no work on and machinery leases to pay and very little money coming in Hes nearly finished hissecond self build Lots of well paid in But has hated it this time Everything in short supply Trades with bad work and bad attitudes We never seem to get something in between -

Even if you brought in a main contractor to do everything It would still be faxed no one can give a fixed price at the moment Your QS and architect are probably a little out of touch You are right to faze the build If all goes well with you and your builder He will probably offer to quote for the next faze I don’t think anyone knows what will happen Those predicting are the same experts that predicted we would enter a 1920s style recession after the lockdown One thing for sure The building trade is showing no signs of slowing down -
I wouldn’t bother with UFH for the first floor If your home is well insulated You will probably never use it We have UFH on the ground floor Small rads upstairs We have never used the upstairs heating in four years The temperature tends to track the ground floor temps

I’ve used Hilti green lasers for years One feature I find invaluable is the scanning feature Click the receiver three times and it will find parallel Up to 100 meters Invaluable in bright light -

Like most reports They will require you to employ an expert to tell you what you probably already know Put this in writing and allow planners to tick it -

Costs have gone up That’s for sure We have 350 k to build 416 m2 including workshop I’m still confident Savings Previously shopping around found many savings This is probably more true now As with petrol sellers there lots of companies out there that are hiking there prices We had three quotes for Block and beam supply Lowest £2900 Highest £4300 Same manufacturer Steel Massive variations in prices The list goes on Labour costs are high So anything that you can do yourself will keep costs down As previous we have spent a lot of time getting utilities quotes We have had a water supply installed prior to starting £350 even though they had to dig up a 60 mph road and set traffic lights for three days Electricity was coming in at 7500 Down a poll across a 60 mph road Didn’t seam to bad We’ve managed to get another quote for 3700 today and if they don’t have to shut the road They will refund 1500 This all takes time and patience But is well worth doing

I’ve just paid for the dozer Three days £1500 Plus £300 per day fuel Saved me over 10 k in muck away Your really lucky to have the loan Free mod a massive machine

Probably worth spraying SBR on to seal the mortar joints first Normal bagged adhesive is fine

Today i had the steels delivered In the past I’ve manhandled them with a few mates This time due to the height (3000) and advancing years I hired a Genie 55 quid well spent with the help of the two steel guys we placed the steels on trestles under where they where going This allowed me to bolt them together and bolt Timbers in Unlikely previous times Once all the Timbers where bolted in It was a one man job to lift and drop them in position

This is the real problem with trades Figures quoted above are accurate But daywork seems to bring out the worst in people At £265 I would expect someone to get on with it Regardless of location

I’m surprised your builder has any say as to weather you use BB or slab It’s normally dictated by ground conditions and a Structual engineer Slab is by far the cheaper option

Anything more than three mil needs filling prior to skim Or it will crack through

My experience with newly tiled floors and UFH is tgat ive never had any issues due to UFH The temperatures are quite low Polished concrete floors are known for being extremely durable I’d just put the heating on low and gradually increase it

We spent some of what we would have spent on PV Fixing insulated plasterboard to all exterior walls Resulting in a very warm house that takes very little heating Four years on we still haven’t used the up stairs heating Though my wife thinks we overdid the insulation -
Your internal dpc is better done in high load dpc Its normal to leave 200 mil hanging down to attach to your floor membrane at a later date Presuming you are having block and beam floor
