We have looked at doing this As with putting PV on the main house it will take many years to cover the initial outlay It seams like a good idea to add PV to a garage roof Rather than spoil the look of the house

They didn’t bother with us We found a company that would supply and fit the block and beam floor for the price that I could buy the materials They wouldn’t zero rate Just put block and beam supply We claimed the vat back without any issues -

A lot of companies Especially smaller ones won’t zero rate Just put it in your reclaim -

We are four months into our second one We have followed what we have done precisely Muck away cost us 9 k last time This time we have a two acre field and where able to bury all the clay on there If not I would have explored every alternative to paying £300 a wagon to get rid of it Farmers etc we are South facing and I bitterly regret being talked out of MNRH on the first Easy fix on the next one Both previous posters make excellent points Booking trades well in advance without overlap is great advise If you end up with three weeks or so between your electricians finishing and boarders starting Its better than them clashing and upsetting both Last but not least Don’t set unrealistic deadlines for trades and YOURSELF

On our last build the windows and external doors where the most expensive item Just costing up the roof Excluding the workshop it’s going to cost 30k plus the vat No laboure in that other than a friend will give me a hand for a couple of days Slates have almost doubled due to transportation from Spain Timber is still quite high But seems to be falling in price Treated batons have dropped locally from a £1.05 m2 to around 75 p m2 Still quite a bit more than five years ago

If they have just replaced the ridges They are pretty much stuck with the shape of the roof As apposed to bedded They would have bedded the bottom two up

Yes I’ve done lots of it as part of my business Mainly on barns and farm buildings It’s known as barging locally to me Don’t buy the tubed stuff It will cost you a fortune Mix 3 sharp sand to 1 hydrated lime Don’t over mix We normally max the sand and water for five minutes then add the lime Goggles hat and a disposable suit This stuff burns Its applied the opposite way to plastering Fill your trowel and push away and Down Very cheap to do yourself Some pictures of you before and after will be good to see 😁

The backer will be ok But you will need to PU glue ALL edges and trim back the following day

I totally agree This recession will be totally different from the last three that some of us have lived through All three where driven by job losses and high unemployment There is still massive labour shortages in every industry This is unlikely to change anytime soon I’m doing the plastering and framing on a site of 215 homes We are in week 104 Only nine homes completed Nothing handed over Covid has played a big part But labour shortages are still effecting productivity I think inflation and interest rates will continue to rise and wages also Im still getting plenty of work into price for 2023-24 But one phone call can quickly put this on hold Its going to be a tough 18 months But on the up side I’m being chased by suppliers to commit to windows ASHP etc We even had a call from Rational window suppliers offering to knock 20% off there ridiculous quote

I think the talk BBC in particular are pushing us into a recession Covids a good example Hardly mentioned on the BBC and others But it’s just as bad as at its peak If there hadn’t been a war they would still be publishing infection and death artistic

Just called at my local quarry to collect a couple of tone of sand Very quiet for a Saturday morning and the first time I’ve been without there being a restriction on building sand For the last twelve months there’s been a 60 tone per day restriction Collection or delivery

Some work quicker than others I was doing a thousand pounds worth of work each week back in the eighty’s Others where doing a third of that The problem with patching is The rates have hardly changed I get £25 per hour off the contractors Which dictates a patchers wage

I’d normally get someone semi retired and give the 150 per day It’s only going round filly cracks and patching after electricians and plumbers Most of the plasterers earn between 200 and 400 per day All price work So there not interested in patching

I need to take on a full time patch plasterer One of the lads told me he new a painter that was sat at home who would be perfect I rang him and he told me he wouldn’t work for less than £185 per day plus expenses There a massive labour shortage in every industry But I blame the furlough for making people lazy People don’t seem to want to work anymore More to come with all the threats of strikes

Sand and cement is fine without movement joints unless they are in the block work already He either cant or didn’t want to use cement render I’m not a fan of thin coat Although I do use a lot of it in my business

Your contractor should do all this It will be Something he will do on a regular basis Methods statements are really generic

Every fee seams to be at least a £1000 plus vat now We paid 500 last time 5 years ago

Yes I would fire a length timber along the full length of the ridge either side

The 60 / 30 is ok around the crates The previous posters are pointing out that mot is designed to do the opposite to what you are trying to achieve The big clean stuff around the crates will help it stay clear

I’m pretty sure supply will outstrip demand very soon If it isn’t the case already We have had a sign up at the plots with my name and contact details on for the last six months and up and till three weeks ago no calls from the usual reps This past two weeks I’ve been contacted by 2 kitchen companies 1 window company 3 timber -builders merchants and a GSHP company our Joist suppliers have contacted me regarding ordering the roof Lead times down from 8 weeks to 2 weeks Pasquils have asked if they could re quote This is a massive contrast to six months ago when it was taking several weeks to get a response to an email enquiry

As I’ve said on so many occasions on here Parge is a waste of time for airtightness Although as a business I use hundreds of bags per year and always refer to it as sound coat As it will encourage the dry liners not to seal everything up properly If they think it has already been done Our previous build Block and brick achieved 2. Something on an air test It would have been better if we hadn’t been forced to install sash windows About 30% of my business is wet plaster still But expect to pay about 40% more in laboure and 12.5 less on the materials If you make sure the dry liners acoustic seal the perimeter of ALL ceilings and a picture frame continuous line to all internal angles and solid around switches and sockets You will achieve good results But be clear this is what you expect As it will be pretty obvious when the walls start to dry out
