I’d check the 25 It’s usually 50 mil You will need the ridge ventilation Especially with a loose rafter type roof To give a continuous airflow Some building controls insist that the membrane is slit at the ridge I can never see the point of that

Most of the more well known brands pride there selves on how fine there grout is The cheaper brands are not as fine Don’t mechanically mix Mix with a stick Leave some air in there

Easi fill is no good for jointing and would work out expensive You need joint filler for the tape Then Gyprock joint cement for the next two coats Once mixed the joint cement will last for days if you cover the top of the bucket

If it’s going to be a long drawn out build You do need fencing Regardless of signage If someone wanders on and is injured Your liable If you don’t make reasonable effort Then site insurance isn’t for you either I would bite the bullet and go online and order in new You will be able to sell it on at the end of the job without taking a massive hit Once you have claimed the vat back

Covenants are notoriously hard to enforce especially if there’s no beneficiary If a neighbor decides to use a covenant to restrict you building They will need deep pockets You can apply to have the covenant removed -

If it’s flow screed you can tile within days of it being laid Very quick drying with little movement -

Purely from a cost point Oil will be cheaper Our neighbors switched from oil to ASHP about 12 months ago Whilst the don’t regret it as the oil boiler was coming to the end of its life 40 years The ASHP noticeably more expensive to run Some of the modern oil boilers are very efficient now
