Not dramatic More like realistic Zinc roofs and cladding was expensive before But like most metals has soared in cost Perhaps worth having a plan B Your Architecht should be able to to give you a rough idea of cost

I agree with above Your Architecht is being ridiculous If he had wanted a prefab brick slip arch He should have specified which would have quadrupled your cost for each one It looks like your brickie has made a good job I bet he’s peed off

What can you do to extend planning permission?

We had issues as to the placement of the garage Planners wanted it at the front we wanted it at the back BC suggested getting the house signed off then building the garage under permitted development afterwards -
Like most of the build I enjoyed doing it With no time constraints It’s worth spending a bit of time The one big mistake I made was I didn’t buy the lye flat pipe The other stuff was like wrestling with an alligator in sub zero temperatures

I did pretty much all the plumbing on our first build Except the gas and boiler Whilst I didn’t have many issues It was slow going compared to a pro

I asked this question when we fitted our first tank The tank lady told me that buying in bacteria is ridiculous She said leave a poo in there for a week and there will be millions of the little buggers

I agree The amount of insulation on your walls will make no difference to airtightness Sealing around windows and doors will make a massive difference

You need to decide What bothers you the most Him or the alterations If it’s him then hope he sells quickly The new owner may change things back -
No one checks it BC has no interest in Sap Only that you are doing things correctly As with air tests Sap is pointless Paper pushing All on here will exceed what is required for airtightness and sap 1 in 7 new homes on the sites I work on each day are required to do an air test It’s years since I’ve seen one being done Most are being done remotely and scoring around 2 Not a level playing field While MVRH is super efficient and extremely cheap to run Opening a window is also efficient and uses no energy Bad for sap 😁

Ah you should have posted the picture What I’ve done in the past Usually dormers But it will work for you Is clad with a cement board Lapping over the lead You can take it down to 50 mil off the roof Then simply bead mesh and render

No you can’t render over the flashing You lap Lapp a bead 30 mil over the edge

I’d perhaps try a different sap accessor We achieved 89 on our previous build No solar No MVRH Traditional build Gas boiler Double glazed Adding solar 7-9 k would have taken us up to 91 Neither here nor there As sap stands it’s a bit of a joke The final sap As built report has to take your word that you have built it to the original spec If you go to one of the online sap companies and tell them what you are looking to achieve They will produce a new report Ours told me not to include MVRH Just fit it and don’t show any windows as fixed as both will effect the sap Very much like air tests Lots of companies chasing the same business Treat both as Anotger bit of paper in the process

I put in a 40 mil duct for the mains as normal Before I found out they would only bring the supply to the front boundary and would need a much thicker cable Luckily I laid a 70 mil smooth walled duct next it for gates and lights So I will have to get a rope in that tomorrow and pull the cable through myself Before I lay the base

Thanks Peter It’s going to run 35 meters from the meter box to the consumer unit The Electrician that will terminate it said possibly 25 mil But safer for 35

1 need 34 meters of 35 mil A cable In the past I’ve used Screwfix for British cable A friend has said that Many of the wholesalers and online are selling Turkish c##p and I’ll have no idea till I’ve bought it Can anyone recommend a seller that stocks Prism or Doncaster
