Don’t take this the wrong way But a gutter encroaching two inches on you property is your main source of worry Your in a pretty good place In reality there’s very little that you can do about this I wouldn’t give this space in your head -

As a tiler I’m bound to say tiles There are some great engineered woods out there But there are Porcelain tiles that are virtually indistinguishable from wood that will oust your kitchen and never fade or scratch -
Photo would help If they are solid joists iThey would have to be pretty bad to fail I joists can be strengthened with 18 mil ply Probably won’t be picked up if it’s only holes a bit close

It’s sounds an exciting project I wouldn’t worry to much about planners asking for soil samples If you were on bedrock They would still ask for soil samples I’m sure they just use tick boxes They asked us to have our plots agricultural graded

Yes As long as the membrane is stuck down firmly You CS use a flexi adhesive Dont forget to leave 5 mil around the perimeter

Sounds like a name that a seller has attached Lots of slate have 70-100 year piro guarantee An A grade for piro doesn’t always give you a good slate We used a slate with virtually no piro but required a lot of grading This time we narrowed it down to Estillo prime and Sumo Both flat and low in piro -

Good advise I would add If you really want this property Assume the worst and base your offer on this Houses with subsidence issues are usually money pits But not always -
Just wondering how others are managing there build costs Our previous build was all on a spreadsheet and quite easy to keep a track of price hikes Now it’s very difficult to know if prices are real or just another supplier overcharging With often 20-30% differences for the same item Shooing around can turn into a full time job

The problem you have at the moment is The days are short and wet Large sites are facing exactly the same issue and paying a minimum weekly wage Providing the Brickies wait out any bad weather and don’t leave site and turn up each day Most want cash to go on one off jobs Something none of the sites will agree to If they are a good gang it’s probably worth spending a bit extra
